A friend owned property in this area. There was no vehicle access so he would have to park his truck and hike in. The cabin was regularly ransacked. His truck was constantly vandalized. The local indigenous people don't care for outsiders and will do what it takes to constantly remind you that your presence is not wanted. He is the kindest and most generous person that I know and he finally had enough and sold out.

Way overpriced. It's landlocked with no roads without going thru other people's property. No wonder it's still for sale. Probably will be for years

If it is the place I know then access is across RCCLA land. They may or may not be interested in granting an easement. Others who tried have failed with other properties. If the access is limited to Ventero Road, the owner is in for a long and difficult drive. The roads up there are often impassible in winter and Spring. A switchback road from State Road 196 and crossing the RCCLA property in the canyon makes the most sense but an easement is not a certainty. The views are spectacular! It is dry up there and wells dicey. Power is an issue. Might have to go with solar and wind?

Looks like great hunting on your own. Everyone worried about access needs to learn something about land. You're not buying a subdivision with paved roads and parks, you're buying raw land. I'd buy if I didn't already own too many haha. A couple cabins and some land owner tags, pay for itself in no time. And that view, come on people

@@ronaldwalker8938 have to check with the state or county it’s in, apply for an easement on bordering land possibly, or get a helicopter haha. Most neighbors won’t have a problem but you’ll have to pay for road, fence, surveys etc. I’m no ‘land pro’ but the agent should be able to point the right direction as well

@Greg Durham There are people who Buy properties without access and then solve the access issues. Similar to people who Buy run down homes and repair them. The price reflects the access conditions.

The property is cheap. It's acquiring an easement for the access road that will cost an arm and a leg (or two).

At that elevation water would be an issue unless it's not? Electricity is nice but water is better. I'm sure you looked into cost of access because that's your business? I would need more convincing on this but I appreciate your thorough format!

Exactly. The cost of drilling for water could be as much as the price of the property. Then you still have the access issue.

The keyword you're looking for is easement. There are lots of ways to get an easement set up with surrounding properties. This just means they legally allow you to access your property by passing over their land in a designated area/road.

Probably spend alot of $ trying to drill a well. I have investigated San De Cristo Valley, very strick building code and difficult access to water 💧 plus it's very expensive to drill a well.

That is a good property but I wish there can be found a creek or well, Water is extremnly important, Im ready to plant carrots , potatoes, Soybeans, corn water melon, Good food , etc etc , Water is better than oil and gold.

This is an awesome , & sweet parcel , to be sure ! Just do ur "due diligence" , where is water going to come from (hauled) , & remember , u need self reliance OR big local family in areas like this , if "of age", SHOULD be , anyways, good luck! +8000' , u may need O-2!

I appreciate the comments, I never considered it being "landlocked" no access, RCCLA land. well drilling I thought could be cheap you are saying no. Was looking for retirement land. been checking out landio stuff in CO. why is the east so cheap and the west so expensive? further reading tells me this is very pretty but lots of things yuo take for grated may end your dream. you have 155 acres and all ti is is bragging rights , you cannot get to it or locked out or stuck for winter. bummer.

There's a mega drought going on. Water table is very low. There's rattlesnakes and scorpions and tarantulas all over the place. The locals are surly and gave no manners . There's a powerfully aggravating wind in Spring and the winters can get to 40 below. Why do you want to live here?
