This is VERY important for the buyer. Example is a used car sale where the contract say "as is", but the seller makes verbal promises to entice the sale. The verbal part is completely unenforceable in court.

The four corners is called the Williston Rule and you cannot add Parol evidence to contradict the total integration of a written contract. It can be submitted to support or explain - but NOT contradict. That is what the plaintiff was trying to do - enter evidence that contradicts the contract language that is now considered to be the final embodiment of the agreement. Parol Evidence is meant to prevent fraudulent claims. Law School Contracts 101 P.S - there is no "e" on Parol.

Im not sure if it changed or not, but the show looks for cases in other states and offers them to be on the show. My mom was suing a contractor years ago in our state and the show reached out to her for Judge Judy to hear her case.

@@lifesavercandy3239 as I understand it, both plaintiff and defendant receive a fee to appear on the show. Awards are given out of those fees. So she would have received her fee plus $750, and he would have received his fee minus $750. I think she still made out better than she would have in PA.

Yeah, verbal agreement is worthless and I found out the hard way. When I told my landlord I would not renew my apartment he said OK no problem. I was very young, this was my first apartment and I was ignorant or the rules about having to send a written notice. A few months later landlord comes by to say that since he never got my written notice, I was obliged to lease this apartment for another year. Now this guy could’ve been good about it and ask me to send my notice to vacate in writing but I thought his « ok » meant exactly that…I had a lawyer friend get me out of this mess and learned a valuable lesson, get it in writing. This guy tried to pull a fast one on JJ and lost, he should have known better.

I guess the laws vary by State. My lease is from November to November. In June I get a lease renewal which must be signed by August 1st. If I don't renew I must be out before November 15th. I don't see how a landlord could force you lease an apartment for another year, without having renewed your lease. 🤷

I thought of this when I bought a car and the salesman told me 'not to worry about it' on something that was in the paperwork. She mentioned she lives in PA. Outside of Philadelphia or Pittsburgh, $750 for a 2 bedroom sounds about right for 2015-2016. My first apartment was a 1 Bedroom in Hershey, Pennsylvania for $705 a month. That was back in 2012 and that's considered expensive.
