Sooo…. I’m doing a little bit of different things with real estate. My first property I rehabbed, and am now renting. The second property is under contract, will be rehabbed and sold. Both properties are under the same llc and bank account. If I never rent the second property, can I use this software to track expenses for it and keep it separate from the first? And will it allow me to differentiate a capital improvement from a repair?

I guess my problem with this is the problem I had with my own sophisticated spreadsheet (with conditional alerts, etc.). Ultimately, the Achilles heel is DATA ENTRY (and if you have a dozen properties you could be entering data all day). that's the part we need to eliminate.

@@mendeltiefenbrun4639 nope. The best I’ve been able to achieve is to dedicate one credit card and one bank card to the properties. At least that helps me consolidate rental expenses, and even then there are challenges in terms of “did this expense go to property 1 or 2?” The big problem to resolve is the data entry problem-if you have a lot of rentals you’ll be doing data entry ALL DAY. It ain’t fun! :)

@@mendeltiefenbrun4639 no software, i just get an annualized statement from the bank and credit card company and write off the taxes from there
