We have a condo where the property manager no longer tags illegal vehicles, after being accosted several times. They let the towing company do it, and the tow truck driver is not someone you want to mess with. As to evictions, people got spoiled from the COVID times of eviction moratoriums, which by the way, had zero effect on the spread of COVID, and this is the backlash.

This is why I chose to use a lawyer to evict my "non paying felon" tenants. He even had a rifle hanging where I could see it. Still, it took my lawyer 6 months to get them out. Landlording isn't for the trusting.

Also, comment may come as cruel, callous and heartless, but it's something that needs to be said. There have be some that have suggested that people open their homes to those impacted by the LA catastrophe. I urge people not to do so, or to at least be aware of the potential consequences. Once that invitee overstays their welcome and we property owners rescind their permission to stay, if they refuse to leave, we can't just call the cops and yell "trepassing" and have them removed. They'll have to be evicted. I remember a video of a while back where another property owner had a rant about not being able to proceed with an eviction because a law in Cali that prohibited evictions in the event of a "local emergency", and there was a section of I-10 that had collapsed, was declared an emergency, and thus he was barred from moving forward with the eviction. Ponder on that for a second and let it sink in... evictions were stopped because there was a hole in the street on the other side of town and that was declared an emergency, what's going to happen now that half of LA county just up and renacted the final chapter of Joan of Arc? If it's a friend or relative and all will be comfortable sharing with for the next year or more, then it's okay. Otherwise, don't be afraid to say no and do not get guilt tripped into thinking we're apathetic... we're not. We are some of the most sympathic people on the planet. It's just that we don't jump into holes without having means of digging ourselves out. Stay safe everyone

Yes, totally agree and have experienced it here in my CA County. Add to that, many of the houses that burned to the ground have no insurance, and zoning codes , California Coastal Commission especially, have changed, so it will be a *long* time before new house replacements are built.

@georgewagner7787 The sad fact is that there were ( formerly) adequate systems, they just didn't manage them at all. For example, they fairly recently drained a huge water reservoir designed and built for that purpose for no apparent reason, and didn't bother to refill it, which is a large part of why there was not enough water to fight the fires with, either in the hydrants or for CalFire helicopter purposes. Also California Dept. of Forestry stopped doing fire breaks and controlled burns in fire-prone areas in the 90's due to massive budget cuts. I know this because A) Two upper level CalFire employees I know who both retired within the past 10 years confirmed that was the main problem. B) CDF used to do fire breaks and controlled burns in my area, and on my rural property in the 80's and 90's. But preventing fires eliminates the "climate change" argument entirely.

It's the mindset of poor people. They feel like if they paid rent for a year. Then they calculate how much they gave you during that year and that amount makes them fell they have some sort of ownership to the property. They will immediately say how is they gonna evict me and all this money I gave them. So it turns personal and they treat the eviction like a car repossession. Most of these people will act the same way during a car rental and refuse to return it. Because the rental fee gives them ownership to the property

Using violence to avoid them makes your situation worse. Lightening consequences for bad behavior is not a solution as some suggested in the articles Tony quoted. They always talk about tenants getting harassed by landlords and there are boatloads of laws against it but there are no laws against tenants harassing landlords which is the most common situation. Far more likely that the tenant attacks the landlord than the other way around.

I think all the extra time added onto evictions since c19 has essentially put both parties in a state where the anger and resentment festers instead of forcing everyone to move on, which is the real point of making evictions fast. In companies, schools, social settings etc., it is usually best to separate the angry parties.

If you look at what they did here in Colorado, requiring landlords who own building with something like 5 units or more to give the state first right of refusal on a sale, you are looking at the state taking over the residential rental market.

Thats fair, can't pay, shouldn't stay. But also keep in mind 90% of the time the landlord or organization raises the prices on a property thats not worth what they're charging so high that it causes their tenat to become violent or aggressive. Which then causes these situation to happen, which then they call us to evict their tenat, I'm never evicting from 10 star apts, usually the 2/10 apts charging 12/10 prices if you understand what I mean.

I'm gonna borrow a page from steve here. please backup your 90% claim with evidence. LL's don't just raise prices in a vacuum. They look at their expenses, current rent vs. market, upcoming capital costs (like new roof) risks of all types, and arrive at a price. You may not think a unit is worth X but the LL already did the math that it it is worth at least that. You are of course free to disagree, and they could be wrong of course, but none of this is excuse to get violent. Prices of everything goes up. There are many reasons why. There is NO reason why renters should be entitled to paying the same rent forever. People don't flip out at the supermarket 90% of the time that they increase the price of peanut butter. They decided for themselves if it is acceptable to them or not, then either keep buying it, shop around, or switch to some other bread topping.

Vioence has always been a concern of mine. In my leases I ban fyrearms, hoping that my tenants will not bring any, and so far I haven't had a tenant bring one. I'm not supposed to ban fyrearms because Texas Property Code bars landlords from prohibiting tenants and their guests from having fyrearms, but the law doesn't state any specific consequence of me doing so... so I just keep the "no fyrearm" clause in my leases, plus I have a severability clause in which the applicant agrees that if anything in the lease is invalid, we just strike that one clause and move forward.
