Hi Mr Rico , I have a few questions 1)Can I make my own notes and take them to the exam because it's an open book or am i allowed to take only real-estate books, or can I take my own notes with my own handwriting for the state exam ? Can I carry a cellphone in the exam ? Can I carry a calculator in the exam I am asking about CA Thank you

Hi, Maria. The state exam is not open book or open note. The only thing you're allowed to bring in with you is your ID. In California, no calculators are provided and you cannot bring in your phone.

Two different roads will take you to the same destination. So long as the acronym helps, you can use whatever you want. Some people will use DEEPC some will use UPTEE, personally, I find UPTEE less confusing and easier to remember. Whatever your preference is! Thanks for contributing this so more people can see it.

We do but our material is for the California Real Estate Exam. If you're in California, then I would recommend you take one of our weekend crash courses, because the trainers who teach them are fantastic. They show you test-taking tips and tricks, review which concepts and terms will be on the exam, and answer any questions you have. They're the best in the state. You also get our state exam prep when you sign up, which gives you our terminology flashcards and practice exams that help you put what you know into practice. We have a crash course starting this weekend if you're interested. You can join online so you just need a computer or phone. In M.A.R.I.A. - The "R" explanation: I know you said "tenant", but in the event it was the actual homeowner who put in an alarm system. Does he/her have the right to remove it as "personal property". The answer will be, No. Because of "M". So, the "relationship" was the "tenant's personal property" since he/she wasn't the homeowner it's ok. Right? Must be the same with any other fixture such as lighting. "Tenant" removes but saves the existing light fixture. Then, replaces it with a fancy one. Upon leaving, the tenant can remove the personal property fixture as long as he/she puts back on the original fixture prior to moving. Correct? Unless, "A" happens and the buyer wants the personal property fixture... 😢

@8:52 The "I" in P.I.T.T. If that equal interest was sold through proper legal means, doesn't that "interest" now change from joint tenancy to "Tenancy In Common"? If that is false, please correct me. I came across that somewhere in my studies.

Interest describes how much investment they have in the property and is just a way for you to identify who owns what. So, if they have 50/50 split, then it's join tenancy. If it's a 30/20/50 split, then it's a tenancy in common. Let me know if this answers what you're asking!

If one joint tenant's share is sold using the proper legal formalities, the new owner will then be..." A.) a joint tenant with the other joint tenants. B.) a tenant in common with the other joint tenants. C.) a tenant at sufferance. D.) a remainderman.

@@USRealtyTraining California. The answer for that question was: B. I am guessing it has something to do with the rights to survivorship? I am thinking, it can only be bought and sold as a "share" so it becomes a Tenancy In Common at 33.33% and lose the rights to survivorship? 🤔 Or because of "Time" in P.I.T.T. New owner is no longer in a "joint tenancy".
