I would put 100K in a index fund 50K in a diversified brokerage portfolio account and have another 50K in cash in that high yield savings account…and when I save another 200K I would then get rental property.

I already said the same thing. why are people wasting thousands and million of dollars , in houses, in marriages , and relationships with ungrateful women who cares more about themselves and money than you. I works hard and gets great paychecks , I choose to go back living with my mom and family and spend my money, times and resources with them instead of being with some selfish, ungrateful women who just wants your money, resources and luxury lifestyle.. I prefer to spend my hard earns money on myself and my mother rather than some women who were just complete strangers to me just months prior..

200k ain't much these days especially for real estate, he could just move the money FDIC Insured T-Bills at 5.4% more than 4.7%, and more than avg cap rate. Dude just needs to put his stuff in Self Storage and get rid off apartment or sublease it. Real Estate too overpriced these days, meaning property taxes are higher, insurance is also higher

Wouldn't you want some sort of safety net (ie cash) to get you by in case something unpredicted happens? It could be anything like sickness, accident, loss of job/business, idk. I'm not saying it's a bad plan/advice but pouring ALL your savings into a rental property sounds risky. Not so long ago Anton was talking about how hard it is to find good tenants and how many don't pay regularly. It's not like your money is readily available in case of an emergency when it's tied up in real estate, cash is.
