Oh shopping around is a game changer. I learned this from you and it meant a 2.7% interest rate versus a 3.2% interest rate. My husband was super resistant, but I went against him on that one and he thanked me.

Any lender that says they will match rates means they know they can get beat and they are offering you a higher deal then you can get with them. Don’t work with the matchers. Work with the ones giving you a legit good deal. VETERANS make sure you are shopping rates and fees. Way too many lenders you are calling are charging you a wayyy to much

I wanted to do it but the builder told me that if I didn’t used their preferred lender I was not going to get the incentive that they were offering, it was $12k for closing costs. I couldn’t pass it up.

You still have to do the math to see which offer makes more sense / beneficial over the life of the loan. If you going to save more than 12K at the long run / how long you plan to stay in the home, then the other lender will be better. Often time, new home buys just look at the builder's incentives without putting into consideration how much they can save overtime.

The problem for us especially first time homebuyers is that all lenders offer different things so it’s hard to know what your best offer is, some have lower points but you pay for other things, others have higher charges but offer more, etc that’s when at least I get confused…

There’s many ways to address the costs. They can call them whatever they want. It’s all money out of your pocket. Add up the fees. Points aren’t always worth it if you’re buying the rate down. You have to look at how long the change of rates takes to make up for the points. You can go on an amortization calculator and play with it to help familiarize yourself.

Shaheedah about a month ago I stumbled upon your videos and watched a few. Today this video appeared as a recommended video and its timing could not have been better. You see, I am a retiree. I along with another retiree decided to sell our individual condos and buy a single-family home together. We both bought over twenty years ago and boy have things changed. We went to the physical branches that we both bank at and felt like losers despite the fact we paid both of our properties off in full and easily had in savings alone enough money to buy the new house as well as retirement accounts with millions. The brick-and-mortar banks all use a rigid software that never took into consideration what we had as resources and seem more directed to W-2 employees which it isn't lost on me is the majority of buyers. It usually meant our debt-to-income ratio was above their recommended limits and they wanted extremely large down payments. We wanted to use only money from the sale of condos towards the purchase so we could continue to grow our savings and investments. To our surprise, despite paid in full homes, from their review they still saw our homes as liabilities and counted them in our debt-to-income ratio. We eventually agreed that we would try a specific lender online. We were approved. I always felt we should get other offers, but we felt frustrated by the process. Shortly after viewing your video, we got online and secured two other offers. We were shocked with credit scores over 800 how much each offer's interest rate differed as well as loan estimates. To put this in perspective, had we not done what you said and gone with the first offer we got, we would have an interest rate 1.25% more than the other offers. We also would have had to increase our down payment by $30,000. You are not exaggerating when you say it can cost you thousands. Thank you for sharing this valuable information. We now have some leverage when we had none before.

Same happened with me. I went for a heloc and they wanted to give me $15,000!! I own two free and clear rentals and have a house with 50% equity. I didn’t need anything but live in a hurricane area so it was just in case. I couldn’t believe I was basically turned down. 🤦♀️

There is so much being left out of this video. Getting 3-6 quotes means nothing if you aren’t comparing apples to apples. In addition, you don’t need a full loan estimate as the lender only controls a few fees. If you are going to tell buyers to shop then fully teach them how, otherwise it is a waste of time for all. Also, the 30 days on the credit pull applies to two credit bureaus, as one is 10 days. Interest rates change daily and sometimes multiple times in a day. What you want to shop is the total cost of the loan and not just the interest rate.

Usually an outside lender cannot beat the incentives offered by the builders lender, so just get one additional quote. If the builder has multiple preferred lenders, quote with 3 of them.

Lenders are required to give you a Loan Estimate within 3 days of a completed loan application.

The fine print of that is they don't have to give you one until the loan application is complete, many lenders don't consider it complete until they have a sales contract. That's how they get around the 3 day rule.

How do I even decided on what trusted lender to use? There are so many from Lending Tree Rocket Mortgage to Mom and Pop lenders all looking to provide the best rate I don't even have the 3.5% down payment yet I have lenders pulling me left & right and emails promising the best rate from a company I've never heard of

Yes, because the fed is likely to cut rates in September but not dramatically maybe a quarter of a percent or so. The fed meets tomorrow and Wednesday so they can signal a cut and they will lower in anticipation. But remember when rates lower, typically demand increases and possibly prices. Stay tuned!

That someone may have been correct at the time, it is actually 45 days currently. But since there are different credit scoring models I usually say 30 because you never know you may have a few lenders using really old models. So it you wat to be super cautious 2 weeks is fine.
