Just curious, does repairing a foundation with this much settling cause any additional cosmetic damage above what the failing foundation already caused? Ie busted floor tile or wood floors?

Great question! We always have the homeowners with us during the lift process to determine maximum practical recovery... Our goal is usually to stabilize the foundation from future settling, and lift to maximum practical recovery. We don’t want to create cracks or damage anything, but ultimately it’ll depend on how many repairs or remodels happened after the settling has taken place. We see it all too often that a home is ‘flipped’ by an investor... they don’t address the foundation issues but decide to continue on with their remodel.. the newly remodeled kitchen looks amazing, but the home’s framing is no longer square and as the foundation settles more, cracks begin to show up all over the place. Our team comes in to lift the home, but the newly remodeled kitchen was built around the out of square framing. In these situations we always lift until the homeowner is content, which may only be a fraction of the amount that settled but it ensures minimal cosmetic damage. The one good thing about the cosmetic damage, though, is that it’ll only need to be repaired or patched one final time after the foundation is repaired... and not continuously patched every couple of months/years because the home is settling. On the flip side, if cracks or damages are present before we repair the foundation it usually means the lifting process will close up those cracks and make them invisible!
