The cost of land depends on the area. In our area, 200 sq meters is around 8 million birr.

There are plenty of investment opportunities in Ethiopia. You can invest as a foreigner, but there’s a minimum dollar amount. At this time it’s $200,000 but I heard it’s increasing.

Also I forgot to ask what stage of the build are you. Have you installed doors and windows, have you done electrical and sanitation or are you at the block work level?

We are only just beginning the block work. Some electrical wires have been laid on each floor, but we haven’t started the main electrical work yet.

Wait so you paid 1.7 m birr for the foundation (the concrete floor) so the brick walls on the ground floor are not included in the cost. How much do you estimate the brick work just on one floor will cost? Including all the partition walls for your house? Also are you building on the entire 200 sq m ?

@@samrawiteberhanu1055 Yes, that’s initial money was only for the foundation, no blocks included. We did also start our service rooms behind the house, so that might be why. We are estimating all the block work to be less than 1 million birr. Maybe around 500-600,000 birr. Our main house is around 110 square meters of land on the ground level (not including the back service rooms).

I must say it's pretty expensive. Are you building a mansion? I wonder how you guys can afford it. Is there a mortgage of some sort? If you've a job in the US and still live there but visit Ethiopia once or twice a year it's doable. That's what the Ethiopian diaspora investing their income these days. I hear housing market bubbled in Ethiopia. realtors building condos are bringing down the price because it's too expensive for the average buyer living in Ethiopia. I think there is shortage of cement and metal/steel are imported making construction unaffordable.

Yes, it’s very expensive, and we are building a large house. Mortgages are rare in Ethiopia.
