I was on the edge of my seat the whole time... I totally put myself in your shoes Loida and I was so nervous and I wasn't even there lol Not yet at least! Even coming from corporate america and being in management for 20+ yrs when starting a new career you still get nervous about your first few presentations. Thats My situation now although I'm excited I'm still nervous about going through the process needed to achieve a level of comfort in my new career. I've going into real estate and am watching numerous presentation vis to choose my style and strategy/script. Funny thing is most agents who attempt to teach presentations on youtube do terrible jobs. Not prepared or come off as car salesman. You, Loida, have the valuable combination of tone and temperament. I can tell you're more an introvert but that makes you come across as more genuine and caring. Personable seems the right word. Too many agents talk past the client. You talk too the client. Huge difference.

I agree! If they are going to be cutting commission that easily that means they can't negotiate...why would someone hire them if they can't negotiate to net the most for their seller? Doesn't make sense to me, either.

Most Sellers really don't care if an agent is willing to cut commission right away. They expect and demand to fight for their money anyway.

Good point. Agents could also incorporate that in their rebuttal. “We May have a slight difference of opinion on the value of my services, so let me ask you this: if I don’t defend my value how confident will you be that I will defend the value of your home in a transaction?”

I like the fact that he was giving you a bit of a hard time and put you in a time constraint from the beginning. I also like that you pointed out that you could get a free staging consultation and he would have to pay for the service should he decide he wants to stage. I do not know how some agents can afford to offer free staging in low end homes when it is so expensive to stage an in reality the ROI is not worth the time. Thanks again Wonder Woman!! =)

Hahaha, yea. We offer the free staging consultation and for the most part the only clients that end up wanting the consultation or packages are higher end homes usually the ones over $700K. In the market I'm in, anything under $500K sells fast so clients usually get the stager to give them tips on what to do and take out, but they never buy any packages. Not everyone goes for staging or cares for it based on my experience...John in the role play was just being very difficult lol.

What do you do when in spite of your efforts they still insist on "thinking about it" until they talk to another agent? On a different topic one very good tip I heard from another agent in youtube when a client insisted on overpricing was that he was willing to list as long as the client was to pay a non-refundable advertising fee because he (the agent) knew that no matter how much effort he was to put, the home would not sell. I should have used that one with a previous client but the bad thing is that you never recover your time. Maybe you can make a video in reference to overpriced Homes (which most of the time is simply a waste of time and energy) Thanks again for the great content (thumbs up)!!

+Ruben Gamez we have like 3 other objection handlers for when they pull the I want to think about it lol. We also prequalify intensely and dig deep before we go on the appointment that way when we go on the listing appointment if they are 100% serious about selling, they will know we are the right agents. I'll def make a video on walking away from overpriced listings.👍🏽

William O'Donnell I like what someone said above - “someone who is willing to give up on their commissions typically isn’t going to fight for yours” .. gotta be careful how you word it to prevent some legal issues.. because you can’t “down talk” others .. but yeah.

easy comeback think about it..well sir cant speak for this persons intentions but I find that 4% is what they charge If they procur a buyer, if another agent procurs a buyer then they will charge you 5 or 6, thats number 4 on my personal top 10

I'm looking into real estate , but I agree with the other person who said they get antsy when they feel someone is reading from a script or its rehearsed. It's always tuff talking to strangers but remain calm and talk to them as if they were your friend or relative. I hang up when I get cold calls that sound rehearsed.

Sales price depends on the market at a point in time. The real key is getting the high percentage list price to sales price in a down market without pricing much below market value. Or the best thing to do is to educate the Seller on how to price in the current market. At any rate, depending on the amount of time a Seller needs to sell, the best thing is not to overprice a listing in a stable market. You are then wasting your time and the Seller's time and hoping for minor miracles.

Since you are a Keller Williams agent, I thought that you would use the Keller Williams listing presentation or something that you learn from MAPS or BOLD. but hey if you get the listing good job. this video had all the elements of a truly genuine role play session. If you go over just numbers on your home , they will shop you on commission %. Create then value last thing you do is numbers .
