There are risks when buying a mobile home but not owning the lot (and therefore paying monthly lot rent) and there are more and more stories in the news of late, many of them on KZbin, where people in this situation end up in a real dire pickle because the mobile home park as a whole is sold to someone else and the rules all change. Sometimes they will raise lot rent so high that people can't afford it, and they do this in order to get people to leave because they want to develop the land for building homes or condos etc. If you own the trailer but not the land/lot, should your lease not be renewed or the park is sold to a land developer, then you face having to quickly scramble and come up with the money to have your mobile home moved to another park, and this is costly. And depending on the age of the mobile home, lots of parks have age limits on the trailers they'll allow to rent their lots, so if you have an old trailer, you might not find a park that will rent to you. For a lot of seniors, trying to come up with the money and ability to have a mobile home moved is not feasible. Sometimes you only get 30-60 days notice and can't find another park with a vacant lot. Owning the trailer but not the lot comes with inherent risks.

Very true. One problem also with moving an older mobile home is that the county won't allow them to be moved. I don't know what the details are in regard to that situation, but again, it's something to think about. Then you, as the owner, have to have it dismantled and hauled off. It can become complicated, for sure. And yes, there is always a risk that the owner of the park will sell it, and the new owner could raise the space rent. This is why a person needs to read the park rental contract and understand it so they are aware of these things. Thank you very much for watching and commenting!

Prospectus agreements and contracts are often changed by big corporate park managers like Sun Communities. Water and sewer is supposed to be included in lot rents; however, corporate owners wouldn't even discuss their prospectus changes with the HOA. So contracts are one-sided and don't guarantee much of anything for mobile home owners. Research the lawsuits against your corporate managers/owners BEFORE you buy a home in their parks. Even then, the listed landowners can change at anytime. It's best to buy your own land if you're able to do so. Lot rents are raised every year and sometimes they decrease the amenities.

Great advice! I currently live on a half acre with family, but most 55plus parks are nicely maintained. take care.

Thanks for your tips and info on this subject. This is an idea I have considered for awhile. I have lived in a mobile home most of my adult life but on my own land. I'm at the age I want less to take care and my husband has a lot of health issues. TFS 🥰👍

I could have written this whole video myself as I can so relate to it. I also love my mobile home, and we're new to mobile home living since September of 2020. And like you I don't mind paying the lease rent. We pay much more than you though. $766 Cdn. We are blessed to live in a wonderful 55+ park as well (I'm 65 too) with lots of rules etc. But I'm so happy not to have to cut the lawn or shovel the snow or trim the trees. We also are lucky enough to get free water from the reservoir across the road from the park as the original park owner worked for the water works for the city. They put hose posts between every 2 units to use and it's great for watering your gardens and lawns, hosing down the driveway etc. It's gated and the people here are just so nice. You always wave to everyone you see coming and going. I'm like you as well that although I have great neighbors and there are always activities at the clubhouse I'm like you and pretty much keep to myself - but who knows, maybe one day that will be something I will want to participate in. I did exactly what you suggested before we signed the papers - we were looking at the house from the outside and a fellow resident came by on his daily ride on his 3-wheel bike and we had a grand old chat. And yes, get an inspection! We didn't come up with any problems but it's definitely worth the small (IMO) fee for this service.

I to live in a mobile home park & when we first moved in, our space rent was 425.00, we are now at 675.00 & nothing else is included. We are responsible for water, trash, sewer & "security patrol" ( which I have yet to see) We do love our home, but there are far too many ridiculous rules. No outdoor pets, fencing, color of home, no trees. Geez!

Yes, that does sound like a bit much. It's hard because while you appreciate it that there are requirements for keeping your lot properly maintained, some of those rules are on the ridiculous side of things. Those things you mention are also the rules here. My good friend who lived across the street had made a really nice berm in her backyard and planted a small tree of some sort. While she was out of town on vacation a couple years ago, they took the tree out because it was over the underground water lines. She was extremely upset, but not much she could do. It makes for a tense relationship between her & the owner & manager.

Can’t emphasize enough that nothing in a mobile home is standard size product! I’ve never heard my brother swear as much as when he was working on our mobile home and over and over again would hear him exclaim, “wtf! If this… PLASTIC?!?!?” or something to that effect. Size as well as materials used always catch you offguard. Usually we have to order parts from a mobile home supplier.

This is my first time to visit your channel. Have you thought about the pros and cons of owning a mobile home, in comparison to renting an apartment? As a senior myself, I am debating on whether or not I want to be responsible for repairs, in exchange for having my own place, and not hearing my neighbors TV through my bedroom wall.

Yes, I totally understand what you mean! In the area I live in, rentals have gone through the roof with what they are charging for rent. And that's if you can even find something. The apartments in my little town are currently renting for $1,200-$1,600 a month! It's really a terrible situation for anyone looking for something to rent around here.

hi wendy: first vid of yours i have seen! may i ask what part of the country you are in? (are you in the u.s.)? i have owned a mobile and the lot it was on in california in the past. i am looking for a senior MH community now, mainly to feel safe as i age. good info you have shared here - thanks

Welcome Kathi! I really appreciate you watching and commenting. I live in Washington. I totally understand your feelings of wanting to be and feel safe. That's one of the things I enjoy at the place where I live; it's very safe! We all watch out for each other, which is invaluable. For instance, one time quite a few years back, the neighbors noticed that the elderly man across the street from me hadn't set his can out on garbage day. Someone went over to check on him, but could get no response, so they called the Sheriff. They went in to check on him and found him on the floor. He could have laid there for days if no one realized something was wrong, so it is comforting to have good neighbors/friends! Good luck in your search!
