Hi, What are your thoughts on the well water and septic tank experience?

Hey Noemi! Having lived in Chicago most of my life, well and septic was never something I had to experience. Having lived and worked in Barrington now for the last couple years, I have become very familiar with that subject - from both a real estate agent and homeowner's point of view. While the advantage of city water and sewer is little to no maintenance, it does come with a bill every month from the municipality. Having your own septic and well eliminates that monthly bill from coming, but it does come with regular maintenance costs and the occasional repair. Based on my experience the cost of both options tend to even themselves out in the short term, but long term expenses the well and septic systems are probably going to be a little more expensive when major repairs are taken into account. Also, well water tends to be a little harder than city water, which is processed. However, with a good water softener system you will hardly notice the difference. Having city water and sewer usually means having a city lot - with squared boundaries and close neighbors. Houses with sewer and septic tend to have bigger and more unique lots - which allows for more of a suburban feel with more room and flexibility to enjoy outdoor living. If you are considering a house with well and septic it is very important that your agent is familiar with these types of systems and can properly guide you and connect you with a reputable company to conduct an inspection of the systems prior to closing.

For those of us who are renters, would we ever have to deal with well water and septic systems?

Hey Kat, that is a great question. It all depends on the landlord and the lease - which I would suggest you have a professional look over. There are some limitations to how to utilize the systems - those should be spelled out in your lease. As a tenant you typically would not be responsible for the system maintenance, but possibly some repairs if you have not followed the rules and regulations of the lease. I hope that makes sense. @@nexgengabi apologies, my question was whether rental flats also had well water and septic systems. Not whether renters had to maintain them. It shouldn't be the responsibility of the renter to maintain existing systems anyway. But does every dwelling there, rental or otherwise, use the septic system?

@@katashley1031 I apologize for the misunderstanding. Yes! It applies to many of the dwellings in the Barrington area. It is very important to be knowledgeable about this subject and ask questions to your potential landlord. As a tenant there are many additional steps you can take to make sure that the water you are utilizing is of good quality. I recommend attaching removable filtration faucets/showerheads etc., They are a game changer for those that are not in control of the water quality as well as they are super easy to change for the term of your lease. @@nexgengabi it did. I don't want to deal with temperamental septic systems so it seems Barrington is not for us. I want plumbing on the grid. Thank you.

@@katashley1031 before you close that chapter - I would encourage you to talk to individual owners/landlords/managers and see what they do. There are so many tells of the quality of water, such as harness of it showing on shower glass and faucets.
