Great Question. If I look at sales in the past 6 months (as of 9/25/24) South of Route 1. Median sale price is $775,000 and Median sale price per square foot is $518. Median days on market for those sales is 5. North of Route 1 in the past 6 months Median Sale Price is $675,000, Median price per square foot is $286, and median days on market is 10. If we narrow that even more the ocean front properties only in the past 6 months, Median sale price is $2.55 Million, Median price per square foot is $993, and median days on market is 12.
