Dawn’s home is gorgeous!!! Loved the advice - especially about locking in a price now, even if your move is a year out. I also second her advice about knowing yourself… are you flakey? Get a furnished rental. Do you need therapy? Do that and don’t expect untreated mental illness to vanish with a change of scenery! Such a great interview for those considering moving to Mexico ❤

Areas closer to US border make the news because of crime related to drug & human trafficking, BUT certain cities in Mexico are safer than most in US. And cities in US have become less safe.

Dawn was fantastic!!!! I too am from Brooklyn but moved almost as soon as I graduated from HS. I spent 30 years in the US military, worked with the State Department, worked at a major US university, worked the corporate world, been to 50+ countries over the years and lived in 6, and yes, at my age, Mexico continues to lure me. I’ve only been to Cancun once, but being an amateur historian, I want to explore more of Mesoamerica. Central Mexico sounds like a good base of operation, thanks to Dawn. My late wife was an Indian national who had that same travel bug as me. Don’t be surprised if I visit Queretaro for a brief stay thanks to this video.

I have been reviewing for the last two years plus many KZbin videos living in Spain and Mexico. This was one of the top best videos I have come across with real good honest advice about moving to Mexico. Dawn is charming, very intelligent, a world traveler, educated, classy but more than anything, she is down right real! And as a single woman myself, in my 60's Mexican American, I appreciate Dawn giving real advice. Many You Tubers say all the wonderful things about living in Mexico but lack real true information. Louie asked good questions and Dawn was open and honest with her answers. I truly appreciate her wisdom and hope to be Louie and Dawn's neighbor and friend when I move there! She is very logical and practical, and yet she really cares about people NOT making super expensive mistakes. This is why I miss living in NYC so much. You meet so many truly decent human beings who...while not friendly...and still truly decent, helpful human being with a well-calibrated moral compass. She did NOT have to say what she said...or go to the lengths she went to for total strangers...but she chose to do so anyway. Extraordinary interview by a humble, yet impressive woman.

I’m going in December with my gf to meet her family.. I’ve never been to Mexico (or on a plane) and after hearing the horror stories of Mexico I’ve been very nervous.. especially because I’m African American.. I know that may sound ignorant of me but my knowledge is very little when it comes to the people of Mexico. But this gave me some type of comfort!

Good video and she is absolutely right. While Queretaro is a beautiful city and safe, there is not a built-in community like some of the other cities. I'm about 70% introverted so it works fine for me. But just a heads up, don't come expecting a lot of kum ba yah moments. You gotta be secure in your spot.

Great interview love Dawn's candidness. I've bought in QRO as well but one thing I was told is Residency and an RFC are vital when buying and selling. I have obtained both. The RFC I'm told avoids a whack of Capital Gains tax on selling.

Dawn showed me my 1st foreign property and its a 2 bd 2bath condo on the 1st floor. Beautiful. Bought for 1575000 pesos 2 months ago. Today another just like mine cost is 1773500. At todays rate its an increase of $11,576.30. She gave me guidance on process and POCs for expediting services that are needed. Definitely a person to get good sound advice and knowledge from.

Great interview, she has a very good vibe! I can relate to everything she is talking about regarding securing home ownership in Mexico. I bought a custom-built home in Merida in 2021. She is definitely correct when she says it is best to lock in prices because the homes are constantly going up. Also, flying has gotten old to me too. You know it’s a great weather location (similar to here in Mexico City) because there are no air conditioning units in every room like in Merida.

Decent explanation of expat vs immigrant. A lot of ppl get heated about it but that shows that they just don’t understand the connotation of the words. Expat also implies that someone will go home at some point. An immigrant generally is intending to stay for good.
