There is too much " RED TAPE" in building your own home, that's why Australia has a housing problem. I am from Brisbane Southside and would love to move to the countryside, to find or build your own homestead in the right area The price is hard to find.

bureaucracies in this country have a lot to answer for, unfortunately there are not held to account from our "leaders"

We are semi rural Central Qld. When our area was being built up very late 1990's/ early 2000's, it was classed as rural (15mins from nearest town). One of the Mayors, her ex- husband had bought land here to subdivide; she managed to get passed through that owners would be charged the same rate per sqm as in town; hence, our rates are 80% higher than town (we have 2.5 acres), all because she had spite against her ex. We have Trickle Feed water, are on septic, bin service, and have almost zero input from council (walkways, playgrounds, etc). Trickle Feed was flat rate for 650 megalitres; the council has now put on meters to make money from us (currently saving for more rainwater tanks). All told; we pay around $8,000 a year for water & rates. Wanted to build a shed at the top of the paddock; denied twice because it is a "corridor" for wildlife (Roos go along our fence line between our neighbours & us), yet I am allowed to build it halfway down the paddock. We are being over governed on every front

Great content Tim, over governed and under resourced is just part of the problem. One possible solution to the funding problem is to engage a valuer to provide the lock up valuation and following completion of different stages till completion.

That poor woman. Us poor Australians. Hello Tim. You buy a property pay for it for years and get dictated and smashed by taxes for ever, its never yours. I bought 2 properties 30 years ago worked my butt off to pay for them. I was never to sell them they were for my children to help them in an impossible future. As they were little old fibro houses you cant ask for much rent and as foreign investors and land developers falsely drove up prices land tax land rates water rates were more than the rent. I was going backwards and i was forced to sell so i hate nsw government with a passion. My poor father passed during covid crap so as well as not being able to give him the send off he deserved but everything certificates Probate everything took much longer than supposed to and because of this we couldn't sell his estate and the nsw Mafia government has now given me another present of 94 thousand dollars land tax bill just because they want too. Now Tim because of age hard work and selling my 2 investment properties we have bought ourselves a little farm and are more than happy so we are doing well im not sooking im just telling my story to add to what you have just shown us. Oh and because I sold my childrens future i want to build a couple little places here on our farm so we all have somewhere to live and raise families and eat what i produce with our own home grown nutritious food security but i should give myself an uppercut thinking council would ever allow us to live happy and free as i imagined. This is an example of the UN sustainable development policy that all government agencies, NGO's and local councils as well as LGA's have adopted. The goal is to deter as many families from living in the country and operating a viable farm. The sad things is that not only most people don't know this nor read the UN & WEF's own documents but these agencies and council people who are the enablers of this tyranny. The destination is 15 minute cities or 'action centres' as they've now been dubbed. People should inform themselves and realise that your property title is in fee simple which means that you, not your all CAPS birth trust, owns the property. Commonwealth must resist this tyranny. I didn't consent to it and I'm sure most others didn't either so we must stand against this take over.

Government bureaucracy - and wonder why people are complaining about cost of housing - this also includes the latest 7 star building code uplift supposedly an extra $30K increase. Can see why people go after an established house.

This is such a common story.. The planning and DA process in a rural setting is so complex it simply can not be negotiated by someone without expertise in Town planning and Development. This in it's self is an issue.. as it means you must incur the cost of engaging a professional from the onset. I can well appreciate the requirement for governance and procedure to ensure we develop the house and farm in a sensible structured manner and be compliant with SENSIBLE standards considering the environment in the process. Australia has gone mad with this, it appears we are inventing policy to prevent development with the goal of being the global leader in process, procedure and progress prevention.. Development requires compromise not hindrance. We have personally been though this with council and state legislation and we have not even considered building a dwelling yet. As an example the cost of the environmental studies, fauna and flora, hydrology, soil testing, bushfire study, water tests, Project management, OH and some will need to do an Archaeological study (Dig). In our case the studies etc were 5 times the cost of the actual works. As is stated in the other comments "We are being over governed on every front". Our only method to push back is to vote for a party who appreciates these issues. Who is that? Thank you Tim for raising such an important subject..

To be fair the people they engaged to assist them with their planning were incompetent. They should know what is required to submit to council and they should have prepared the documents accordingly. If the regulation states separate documents and legends on the maps why did the planner do this initially? Its easy to bash the public servants, and whether there is too much regulation is a valid point, but i would be furious with my consultants who clearly stuffed up multiple times when preparing the docs.

Outrageous I used to work in government and had to leave due to bureaucracy and the madness of red tape etc etc. This is how bad the country is getting. And victoria is leading the way.

I am self funding a relocatable home - significantly cheaper than kit or builder. But the banks don't want to finance it so you need some serious cash including a stupid council bond to supposedly ensure you a) complete the work and b) for aesthetics of the area - all government red tape and bureaucracy.

It's Called "fleecing the sheep" very popular in Government circles, known as Corporate Greed in the public sector & the major contributor to High inflation that the RBA is punishing the public for with high interest rates ... the Lucky country is now the Greedy Country unfortunately! It seems if you play by the rules you get fleeced... so what is the alternative? Do nothing n stagnant or bend the rules n beg for forgiveness... neither seem appealing.

Ive heard this same kind of story many times. A lot has to be said about utilizing Architects and other consultants that have acute knowledge of the local council application requirements. Good research is worth a lot.Coucils are slow in the bush apparently

Sounds like you needed guidance on how to go thru the legalities of building. Ive seen this type of thing a few times, but ignorance of the legal and building processes by the owners is not a reason to change policy. maybe you should of had a proper plan on what you were going to build, the stages required, the bills you would face, and have the paperwork in order to handle these, covid was left field no one could of foreseen the implications, but the building process is pretty much the same hurdles each time, yes I live semi rural and yes it is definitely different to suburban building, but still no reason to play poor me when you were 'learning along the way' rather than having a concrete legal plan

It doesnt sound like the town planner guided them very well at all. Just because someone has a job doesnt mean they are good at it. Owner a friend of yours?
