For the 10 rentals I bought last year the insurance is 7k for the whole year. I’ll take the snowy winters. You guys can keep the sun and financial stress😊. Maybe Michigan will make a much awaited come up in my life

The midwest is brutally cold and snowy in the winters.... AZ has very little risk but it's hot in the southern half of the state. I'm surprised even more people aren't moving there even though there is always an influx to a certain degree.

You think insurers will start quoting insurance on case by case basis to compete with these larger insurers that raise premiums even for those less at risk (higher elevation, safety features, type of construction etc) to compensate for a bunch of at risk properties? This is how some life insurance works when will we start seeing this type of granularity for home insurance?

You have insurance companies leaving or charging a lot to cover the cost for future risk. It’s not the best environment for them either

Companies get granular only due to competition. It’s going in the direction of less granular to the point of large swaths of people not having coverage hence her Orlando example
