I too have fond memories of Hamburger Helper, and the later hit - Tuna Helper.

Have to give Logan some credit; I also thought home prices would crash based on other data (and admittedly hoped would) and he has stuck to his thesis with material data to support.

because home prices move slowly, especially in a low volume environment. when home sellers want to actually sell, they will lower their prices. until then, inventory will continue to pile up. it is not complicated. hopefully sellers get the message soon before 30% of the mortgage and housing industry is unemployed with volume down a shocking 30-40% from 2019

Real estate is local. Look at Austin-home prices are down 15-20% from the peak in 2022.

@LoganMohtashami and even though it's local the vast majority of the US is appreciating. With a few spots that were overbuilt or over relocated to showing depreciation. Overall in most major markets they will continue to appreciate just simply due to the lack of supply
