Hello Christian I’ve ask you questions before. If a landlord wants to evict a tenant who has rented over a year in Rivco with no faults for the sole reason of listing the rental for sale, does this violate the just cause ordinance?

@@WIREassociates its a house. On the lease which is now m to m it states the RCJC addendum has been added but the box is not checked and the landlord did not sign only their names are written in by the property manager.

@@djft6944 OK, so it's not exempt until they deliver that form with the box checked and a 30 day notice to change the terms in tenancy. If they want to terminate your tenancy now, then they will need to give you a valid reason and selling is not.

So as long as I pay rent I am at no fault legally until they basically do what the protections and ordinances require? Also aren’t they required to file the eviction? Where would I check to see if they have?

Christen-I need a guideline what to look for while buying a home at courthouse step at trustee sale in socal. For example which lien position should I buy, Fed, state, county, HOA liens are not removable, what to look on the title? After purchasing can you help me resell in the market? Should I do quite title action? I am closer to Newport and don't mind paying for guideline/quick training/ consultation. I just want to know the safe element as to what to look for to buy safe to be able to sell.

Add back the at fault and no fault mixed to the list. Landlords refuse to take rent and then add that to the unlawful detainer. That the law covers so few units is disappointing to me. It does show how convoluted and stupidly complex the Apartment Association's actions over the decades have made renting and being a landlord. I don't know why I care because the vast majority of people who rent can't afford an attorney to fight any unlawful detainer so londlords just ignore the laws anyway. It is as if everyone on earth needs a real estate lawyer on retainer or a tent. I wonder how the people who lived ancient Mesopotamia managed to live without homelessness. We are a stupid civilization and we are made stupid by the lobbyists, insurance agents and lawyers that bribe our politicians to write our stupid laws.
