The rent in California particularly in Northern California is unbelievable. Many people will find a friend or roommate to share the monthly rent. Often times even just a basement with two bedrooms and a bathroom will still be affordable to share. I heard a story about a well known high tech company in the bay area allowed employees to live in an RV at the company's parking lot. He/she took showers and eats at the company, slept in their RV for years to save up so that they could come up with a down payment to purchase a house they wanted.

How is your property tax rate at your state ? About 3% property tax in Texas. Costly to maintain wood house. AC average life span is 15 years. The property insurance is not cheap neither. After living in Texas 30 years, I do think about where to retire. I visited China a few times. Both country has pro and con. It is super to live in US. I have not made up my mind yet. Just not easy solution because my both children will stay in US.

In the U.S, home prices varies greatly. As they say, it's location, location, and location. My family bought our first house in St Louis back in 1982 for $39K, then we sold it in 1990 for $43K. The house is 3 bedroom 1 bath at 1000 sqft. I just looked and it was last sold in 2018 for $79K. It's a decent house but the neighborhood has deteriorated over the years and very much below average in terms of desirability. In more than half of the states you could easily buy a decent home 3-4 bedrooms with 2 baths 1000-1500 sqft between $100-$150K. You could easily afford it with even 2 minimum wage incomes. I moved to Los Angeles in 1990 and over here average housing prices are tops in the nation. However, there is still quite a bit of variation within the area itself. For the same size house, for somewhat decent location, cost is probably around $350K. For a good location, it could easily cost between $500-650K. If you want to buy such a house with ocean view, it would be over $800K. Cost for property tax per year is average 1.2 to 1.5%. Average cost for rent also varies greatly depending on location. For a 1 bedroom apt in my area the cost is around $1200/month and for a 3 bedroom house around $2K/month. If you live in the U.S. I would recommend owning instead of renting, provided you can afford the down payment and buying within your means of course.
in Los Angeles, CA the average house renting price for 4 bed rooms, 1500 square feet is around $2800 USD per month, if it is in Irvine, CA, the rent starts with $3500-$4000 USD per month. Just for your reference..

It depends on which state. Generally speaking if you have the money to pay your down payment, it is better to buy the house. Interest on mortgage is deductible when you file your income tax return. Plus you can borrow the money from your primary residency to buy an investment house that you can rent it our. The tenants will pay your mortgage. That is the way you build your equity. Money saved in the bank without investment is not smart. You need to have investment return on your equity.

@@stevel5806 my mom came from Shangdong and my dad came from Dongbei. I was born in Hernan and grow up in Xian. Spent 2 years at Shenzhen after college. I was 27 when I left China. I will be 57 tomorrow. Mom and dad both 85 stay with us over 25 years.
When you rent, you do not build up equity (based on land and housing price at the time of sale). Generally, all purchased homes will accrue equity. Yet most do not sell because they want to build up the equity (equity is sort of like “interest” accursed in a bank with your savings account, which is this case would be the “house” that you bought). However, when you buy a house, you have to pay a monthly “mortgage” which is usually dependent on the price of the house, and the interest rate at the time. Using our house as an example, we bought it for US$ 650,000 15 years ago, now the house is worth US 950,000 (the house is about 1,600 sq.ft, with a huge yard totally about 14,000 sq.ft.). If we were renting the same house, it would be about US $3,800 per month. In the U.S., US$ 500 might rent you a room in an apartment unit.

Home made hamburger is easy. Make ground beef(80-85%lean) petty(mixed with diced onion, marinate if desire with soy sauce, oil, lightly starch for binding, and sugar to taste) then pen(wok) fried to done. It's not necessary to cook it in a BBQ grill. I used to cook it often that way as weekend lunch for my family. Bun can also be toasted on a pen as well with light fire. Be sure to add fresh lettuce and tomato slice. For sauce, just use Ketchup. Or mix Katchup with Mayonnaise to form thousand island spread. Try it and you may like it.
