Most of the properties in Gurgoan are over priced, Profits after profits. First builder, then commission agents like this and then registration fee etc. They will charge you on super area , then deliver carpet area. Then on the top of that many more charges. I have reached this conclusion , that either you should buy a land parcel and construct yourself. Or else you should buy from a secondary market. Like an already buyer wants to sell.. that you can get cheaper as compared to current market.
