Thanks for the detailed blog. Please also make video on Majestic Marbella work progress. Seems they have promised to drliver first 3 buildings in December 2023. But still not delivered. Need fo check that work progress so we can trust builder

@@amitchoudhary3008 prestige tranquil 2BHK you can consider 811sq feet they quoted 95.3, 3bhk has dead space, I have given tokens as well, 20Acers of Land parcel, 13 or 14 Towers, Lots of free space, amenities are in ground flow space to walk, run, and even cycling

Plz also mention net plot area for those 14 towers. It is actually less than 7 acre. And 1400+ units in 7 acre. 200+ flats in one acre. High density Housing. Also in Rera document, tower-10 is inclusive housing.

Thats is what we need to take care so some times you see our vlogs in positive ways too but people start commenting that how much builder has paid you but they don't think might be there some risk involved in it thats why i say if you still have confusion call up or drop a message every thing cant be explained in vlogs

Thank You for this very detailed and informative video. I recently visited and liked the 3BHK 1264 sq ft carpet which is in Tower 13 South side and I’m looking for non amenities facing. I looked at that side to get some sunlight and some open space. Although the entire project seems congested but the amenities side seems to be a bit more congested and might not have proper ventilation and sunlight. The reason I liked this project is because of bigger kitchen and room sizes and location. If anyone has booked a 3BHK there, I just wanted to check that how much they are negotiating and how much should a 3BHK cost. The asking price for this is 1.8 Cr without floor rise which seems very high. Also they were saying that 3 BHK has only one parking which seems very odd. Also I’m planning to look at 10th floor, not sure if that would be at enough height to avoid the issues at lower floor that you mentioned.

Aapne jo 3 BHK me enterance me dead space bola he na wo actually dead space nahi he aur same flat me master bedroom me dead space he you are abaolutely right lekin bahar jo he usko dead space nahi bol sakte wo walk way he room me jane ke liye. Baki aapki baat ekdam sahi he aminities aur aminities facing wale flat please never buy because 1.5cr dene ke baad bhi aap curtains and window open nhi kar sakte to kya hi fayda 1.5cr dene ka. Keep continue your work watching your videos since 1.5 yr. Everytime get good details and true review.

Thats space is too long I agree its a walking space it could have been lesser cause some space can be considered as walking space but extra space if of no use they might have used in someway which could be considered in some way out thats why its a dead space

In my personal view, people are being fooled in name of amenities in every other project. You have to pay almost 30-35 Lacs more that too for ok ok carpet area.

Hi, Thanks for making such detailed vedio and helping buyers. Which project is better evolvus or mantra magnus? I have already booked a 3bhk duplex 1165 sqft in mantra mangnus and in same price i am getting 3 bhk of 1115 sqft carpet area in evolvus.

That is what i have written in pros cons that flat entry and exit as per sample flat looks straight and facings of flats are north south so you need to confirm that once the floor plan is out or try to get idea before booking

Hello During winters sun is more inclined towards south so having balcony in south will get sun light and north balcony will get sunlight in summers. Is it correct?

Yes correct but more over choose south side as north will always have lesser time then south facing flats

Agree, what about wind directions normally in Pune it's west to east and South West to North East right in that way also is South facing balcony is better right? Or wind direction is always West to east in Pune?

Wind direction is west to east so there is general issues of wind in north south facing flats yes if you have west facing dry balcony you need to keep it open and south or north facing balcony also need to be open then there will be ventilation But if you stand in balcony of south or nothing there is less wind unless you balcony west side is open

Only 4bhk flats which faces West side are The Strand, Mantra Mirari and 1715sqft carpet flat of Evolvus. Rest all are North-South facing in entire Kharadi, Viman Nagar and Mundhwa.

That will face Nala and open plot. If anything built on that plot it will cover the open view.

I am bit confused between 2 properties, Majestic evolvus and Shubh Tristar. Location wise Evolvus is better but layout is not that great also as you mentioned in your video, also number of flats are more compared to the total area of the property. Also price point is on the higher side. For Tristar I liked the layout for 3 bhk. its very spacious and properly designed. Only concern I have is the traffic issue on that road. Not sure whether that will be resolved in future. Also I am looking for flat for self use which one should I go with?

I am profoundly disappointed with Majestique Marbella builder, as they assured delivery by December 2023, but have failed to uphold their promise. Despite repeated attempts to seek clarification, the inadequate response from their end has only added to my frustration and deepened my dissatisfaction with Majestique as a builder. Please create some blog on this.
