It is called 1,000,000 immigrants in the last 2 years. I am NOT against immigration. However, for decades we averaged 70,000 immigrants per year. The last 15 years has seen a massive increase. Our politicians own numerous investment properties each. As if they would do anything like reduce immigration because their net worth would go down.

Well I am against immigration. They obviously lived somewhere in the country they came from. So at least stop handing out citizenship. They come here, work, but then apply to bring their aged parents over - thus wiping out any benefit with 4 new pensions! Labor has been whining about lack of jobs skills. Ok, but why give them citizenship!? Pay them award wage, but tax them higher, and make it law they must train 5 Australians to do their job in 4 years, then out they go AND they get a lump sum refund of the excess tax - so if they leave early, they lose that refund and it goes directly into social housing.

Poor planning. Who would invest in housing in Australia today it’s to dangerous. You will lose your money and outrageous council fees and state taxes. Council rates and body corporate fees a very expensive.

I agree, the problem on the supply side is not only the houses have to be built, but the builders are going bust and a lot of the time are building non compliant houses and skimming off the top too. ( see site inspections channel), there's no way to meet the demand at this point and logical to slow immigration (not racist), however its fudging the numbers, allowing a treasurer to say net GDP growth of 0.0003 percent means it's not that bad LOL. Furthermore, the legislators on all sides have a direct financial conflict interest in the explosion of prices, thus, no surprises where this is going to end up.

The highest immigration levels we have ever experienced fuels the property market, the younger generation and a lot of elderly people without a property suffer at the hands of our Governments policy, this is causing a lot of harm to society, where will the unfortunate live ? on the streets.

You cannot taper a Ponzi Scheme, hence the requirement for mass unstainable immigration, slow local council approvals, high taxation and interest rates. The objective to retaining elevated rising real estate prices is to ensure there is greater demand for real estate than achievable supply.

Supply and demand died with the adoption of Keynesian economics. The Gov't will do whatever it can to prop up the economy. Demographically we have been heading for a train wreck for years but successive Gov'ts, with little intelligence for better solutions, have kicked the can down the road, plugging the gap with immigration to keep the Ponzi scheme going. But it's all an illusion as the aging population and longer life expectancy means fewer people to pay tax (heading towards 1.7 taxpayer per retiree vs 2.7 20 years ago) so importing people to buy the overpriced houses is the only fix. Unfortunately the amount of imported people that have enough money to buy the overpriced houses is disproportionate to the imported qualified trades to meet the demand/supply shortage.

Senior public servants who don't care and profit from negative gearing etc will just increase immigration and slow development despite housing shortages. I am a multi millionaire and own multiple properties, no debt and even I am ashamed of my grossly overpaid public servants.

Negative gearing should only applied to new dwellings, CGT 50% reduction after a year should be reduced to 3 months

Just a point- we old people do pay tax on all the good and services that we buy, we also pay council taxes and tax on our incomes over the basic rate. Many of us also choose to fund private health care, despite having paid income taxes for 45 years. The issue here is that Central banks seem to believe that O interest rates for 12 years does not create inflation! The notion that successful economic growth is funded by ' free money' simply generates high levels of debt and debt which secured against ' zombi values'

Fact: You get $700-$1,000 off your Council Rates/Water Rates/Car Registration etc just Bec a use you get a Commonwealth Seniors Healthcare Card. Private Health Insurance: Why are young people subsidising your hips and knees at all? It's time to turn off aged pensions, Medicare and Superannuation Concessions at age 75.

Greed over pragmatism is what's happening. Those that already own property, especially multiple properties, want the prices to keep going up. It makes them feel wealthier. Many politicians are property investors and so you know they're going to prop up the prices with their policies of over-immigration and slow approval of housing projects. It matters little to most property investors that Australia is hurting and morphing into an unlucky country. As long as they feel their pockets getting filled, that's all the matters to them. Money is their God.

Land developers need to be held partly responsible. Land price is ridiculous. 1000 dollars per sqm is a joke. You cant buy land and construct even a small home under 500k.

Government simply MUST get back into building houses for low income and and middle income people. AND find the land to do it. They must find architects, planners, and do what the Menzies government did: they actually produced affordable housing. This means going modular so they can at least produce something worth keeping. It means building inside not outside in kit homes and then transporting to where they most needed, Instead they have backed a privatised model which cannot work for this category. Pretending otherwise is pointless. Inherently, when you have private enterprise involved, they will maximise profit, it's only what they do. This is like asking the scorpion why it stung the frog unprovoked: "it's my nature'. And it is. This failure, which is actually a series of failures, built over time, is now hitting the fan. But not enough questions are being asked. This is going to create a social schism which will result in waves of crime, lack of safety for women children and the elderly and create desperation of a scale never before seen. Nothing is being done to reduce influx of money from China, and there is circumvention of the foreign ownership restrictions because money is passed around in the family that is here and has citizenship. GREAT! what a mess! LEt's not talk about negative gearing shall we? OK it got a mention, but Shorten could not get elected with that as his policy. So now they're 'overreacting' and gone Tory on every issue except recognising the Aboriginal people, which angry voters would not back. This is a MESS but Labour cannot avoid its own role in it.

Meanwhile commercial property is vacant everywhere. Why not just remove the difference, and rent out offices to those in need. Simple solution really. It’s a greedy landlord crisis, not a housing crisis!!

I have been looking for properties since last year and found there are plenty of properties in the market at the moment but not enough cheaper ones. The cheaper properties are gone very quickly. That’s why most of silly buyers have to compete with others for expensive properties which push up prices of homes. 😢

I agree on stopping foreign investment in housing, but this country was built on immigration and that will continue, the economy depends on it. Owners need rents to continually increase now to compensate for 13 interest rate rises and to pay for the levies, water and rate rises, not to mention insurance, repairs and maintenance costs always rising. Mum and Dad landlords are not getting richer, they are getting squeezed out of investing and if negative gearing is removed the only investors left will be companies like Blackrock, because as businesses they will still be able to legitimately claim on paper losses. Rents would not go down, because businesses are even more profit-driven than your average mum & dad investor.

100% agree that immigration needs to be stopped immediately and non-Aussie citizens should be prohibited from buying/owning property in this country. Govt theft via stamp duty and other charges also needs to go as this adds another $30-50K+ to buying a property which has a major impact on people's capacity to buy a home. When you can't get much of a property for $800K, you know we're in deep doodoo! Regardless of statistics, current prices are NOT sustainable. All booms eventually end.

Root cause? Government, all the levels. I have four houses and I might look at getting two more. Then I'm taking my rental income, equity and other wealth out of Australia and go to somewhere I will be treated better. Namely Asia.. luckily my wife is from there so it's easier for me... I'll invest there with money earned here. Australia is on the decline. I can build two houses on my 5 acre property right now. Both will have road frontage but I can't due to the tape and over regulation.. screw that.

Hi Niro..always a lot of respect for your analysis. However I think this video adds fuel to the fire. NAB and all banks are saying the same thing. Build more take more loans and increase their profits. Construction and approvals have to be slow. Schools have to be built, roads need to be built. So I can see why councils are approving construction projects slowly. I hope you can see it too

The housing crisis is created by huge number of investors buying houses and raising demand sky high. The crisis will never end unless real estate investment is completely eliminated.

You can see where Australia's off the rail ecomomy is going to eventually end up - a massive train wreck. All of that cheap debt and wreckless demand side government housing policy will eventually lead to a massive capitulation in housing prices. It's just a matter of when.

Thank goodness there won't be a supply glut anytime soon. Recently bought a $1.72m sub-penthouse in inner-city Sydney for just $50k more than its previous selling price 10 years ago. Hoping this trend continues 🙏. The apartment should be worth north of $2m by start of 2025. With further supply shortages and large infrastructure projects underway (Sydney Metro and Tech Central), it's looking great for anyone who's already purchased a home in Sydney. Feeling blessed 😇 P.S. maybe if people stopped whinging about foreign conflicts, identity politics, and immigration, this country could actually begin to address the CoL crisis. Oh well, that's left wingers for you 😭

"approvals for private sector dwellings excluding houses" "excluding houses"? where to start? approvals meaning loans ..maybe people are not selling as much & why exclude houses? .. does it mess up the graph?... & it is from one bank?... maybe they have a higher rate so there little "sponsored" banks get the business & take the risk?. .maybe? these reports are written to gain leverage using lobby cronies & come with immense bias such as "excluding houses"... & you are a commentator that is unable to discern this? i find it funny "doom & gloom in the media" when you are doing just that.

If you look closely, the same happened in 2012, where, specialy QLD government, increased the grants for First Home buyers. It is too early to people go out screaming about house Crisis. Obviously actions needs to be taken, but if you analise the cycle, it is just happening again. End of 2012 the house prices went up anyway, and nobody said "Housing Crisis" as the year closed. It is just funny to watch this video and see people talking about "Immigrants". Never being one?! Not knowing a fraction about how "they" live etc. He is worried about 1 house for 4 people, but that is how Australian Society is growing and how the governemnt was sponsoring families to have more children, etc. FYI, about 10 years ago, immigrants (AKA students) were already used to live with 4 people in a house, being either a 3 bedrooms house or even 2 bedrooms. In regards to families, as mentioned above, families are bigger than 12 years ago, so nothing more natural then the parents living with their (average2-3) children in the house. When children grow up and move out from parent;s house, they normally sharethe house anyway. So why all this panic? Creating too much speculation in early stages, only make it worse.

Let’s look at this differently. We blame house prices due to demand leaving the vulnerable out in the cold. Let’s instead look at the vulnerable, if a family is not close and do not look out for each other, child is out at 16, drops out of school, parents unloved in their later years due to poor family institution. Then who is to blame? Other families? That have built inter generational wealth? Because this is what Australia is up against. People want to move here. People want houses. Some cultures many adults can live in and buy a home. It will be the new normal. No one is going to feel sorry for those young Aussies battlers wanting two cars and a 4 bedroom home in highly desired areas. Move out, build, move away, immigrate. Just as others have done. People need to think bigger than themselves and what the government can do for them. That’s entitlement. Comes from bad parenting. Blaming government is a Bogan philosophy in Australia. Blame yourselves
