You truly know your stuff, very impressive. I buy/sell land as a hobby and see things others don't or don't want to deal with, purchased a 55acre strip for cheap just because their surveyor told them it can't be split due to road elevation frontage where you have to see cars coming from both sides for so may feet, some new law that Michigan put in place; I have my own surveyor that did the leg work with road commision and utility easements and we managed to split it 5 ways, exponantioally increasing the value, so that what it takes for to acomplish your business target. Keep them comming, I really like your thinking. Dan

I think old buildings have value in the barn wood that was on the house and barn. From the quick photos you showed, you never considered a salvage company to take the wood which was most likely full dimensional lumber?

Good point. We always consider salvage wood…especially in this day and time. As you know, old wood doesn’t always mean desirable reclaimed wood.

Hey Pat, I was wondering if landowners in your area were receiving letters in mail from companies that are mostly located in the northeast wanting to buy their property? I have received several letters in the mail requesting to purchase (basically steal) some of our timber tracts. The latest letter offered $440.00 per acre on a 75 acre tract that has mature hardwoods and pine timber on it. What are these companies looking to do with these tracts (other than the obvious)? I can only assume they are seeking out people that are in a serious bind for cash or completely oblivious to what they own. Do you have any insight on this?

I’ve seen them a lot in Texas. Haven’t seen them much here….yet. They are always very low like you mentioned.
