To us your viewers, you are the successful guy to learn from and emulate, yet you don't pretend to be some amazing know it all guru, you are teachable, humble, and ready to learn and grow. and if you do take the wall down take that stuff off the wall in that office good Lord it is old and is outdated you do not want people to see that. you could probably find someone online and see give him your floor blueprint without that wall . hell that wall in that wall to that's on that side of the bathroom you could take out . you might need a support beam in the corner too hold the roof up . it will look so much better .

@@freeetosaywhatilike7473 honestly, I rarely find myself evaluating existing stores. It’s not my typical modus operandi. My whole thing is helping people scoop up laundry infrastructure/stores and properly retooling them. I also teach long-term operations and exit strategies. I will also admit that I have encountered many, many operators who buy existing stores and end up losing money from day one. This is why I never advocate the purchase of an existing store.

I can't believe he didn't say LED lighting. It is a little pricey to replace it all but at 14 hours a day my business paid for it in 8 months. I am in Ohio. Any electrician or contractor can do. Heck, a handyman can and has for us.

We did talk about that. Everything gets switched over to T8. In almost every locality the local Power company even pays your electrician for all of the materials & most of the labor. Can’t squeeze everything into one video, my brother.

My company is slowly replacing our fluorescents with phillips brand LED replacements that fit T8. They can be retrofit into the existing fixture and don't require the ballasts to be removed. It's an interim step while we try to figure out the cost of fully replacing well over 100 fixtures, that might be worth looking into if trying to save money somewhere to plow into something else.

Only suggestion I didn't like was the "Fox news" suggestion. With how opinionated people can get on both sides of the fence, I wouldn't want a source of heated arguments in a business I owned. Keep it simple like H&G or Weather channel. People can have opinions of what they show too, but nothing as charged as Fox News.

I agree to a point, but i also don't think people using a coin wash care that much, nor that they would hate Fox. just my opinion from seeing the place. Who knows though...people will hate all the news outlets for reporting their truths. CNN FOX MSNBC all of them have a bias, it's clear and well yeah the bias gets in the way and its barely news anymore. I try to not watch any of it. Pure trash for the most part.

If your community is highly Latinx, Telemundo and Univision is a great tool to embrace those folx as well (and all the busy laundromats I've ever used in LatinX community have at *least* one on) - and I'm a white person who can't speak a lick of Spanish and has no interest in telenovellas.

Thanks. It's hilarious how the Laundromat industry is FULL of operators who have NEVER stepped foot in a coin laundry. They have a half ass conversation with their accountant who says "You should look into a cash brick and mortar business..." A month later they have purchased a Laundromat. They STILL know NOTHING about the business. Fast forward 6 months later, they have the store on a business brokerage website hoping another unsuspecting "investor" will give them just a few dollars more than they paid for the nightmare. That's why I exist. I am passionate about educating people BEFORE they buy into the process.

I work in the vending machine industry and $400 a month manchines are considered great accounts which means your laudrymat has great potential! I hope you kill it this year !

Best laundromat idea I ever saw was called This Suds For You, and yes it was a bar with laundry machines in it. Or was it a laundromat that served beer? No one cared, because it was awesome and I used to love doing my laundry there in college. They had TVs, arcade games, foosball, pool tables, air hockey, and a crapload of washers and dryers 👍

The old firehouse is now a performing arts center, pretty dang popular venue around here, at least pre-COVID it was. I'm sure it'll be back in-force when the pandemic is fully over.

Make sure those unfamiliar with the area can find your place. A few years ago when spending time in Tennessee, it was difficult to find a laundromat. No yellow pages listings and Google only showed a place that had closed. It was after talking to some locals I found a place.

Might not be an issue in your area. But if you do end up sticking the snack vending outside, make sure it is out of the sun or at least not too hot. Last thing anyone wants is melted chocolate.

In my area in Wisconsin, there is a laundromat that also has a car wash and a dog wash. You can wash your clothes, dog, and car in the same visit. I'm sure that may not work everywhere, but I thought it's an interesting mix of businesses.

the thing I hate about the laundromat that is nearest to me is all the washers and dryers are set at an odd amount. instead of putting them at 2.50 or 2.75 they're at like 2.89. this laundromat uses smart cards that you pre load and because the machines are at an odd price I can never ever use up all the money that I put on that card

It's always cool to see an expert critique what works and what doesn't in a single glance. Speaking as a millennial, I'd rather watch that weird TBD channel (free broadcast, it plays videos of cute pets and people failing at parkour) than the news. for whatever reason that reminds me of doing boring errands with my folks or going to the barber, and I read/watch the news constantly anyway.

Money? Me and my wife took over a business that needs some reworking. I'm doing the cheaper stuff first as we build up money, and in a few years, hopefully building a completely new area for customers. luckily the cheaper stuff is to make us more efficient, and save time. Cheaper isn't cheap, 100 here, 250 there, 1,000 over there, etc. Money makes money, and you just have to deal with it. Luckily I have experience from my parents old business, where I redid a lot of the inside to make it more efficient, so I already have this mindset.

He's thinking that the washers and dryers are going to make you all the money they're not . you just need a gut the old stuff out and the one drys make them duel one on top of each other . He didn't even say you need to redo the cameras and hide the wires . if you make it nice and bright inside people won't mess with it . Think the vending machines inside is a good idea . also I would block off electric outlets so people cant just plug things into electric outlets and steel power . the huge tubes sticking out of the wall you need to cut them off flush they look bad

Love if this series... can’t wait for more. for security have you thought about a time activated MAG lock with internal motion sensor .. so at 10pm (for example) it locks the door but folks can still get out ??

That’s the problem with this industry. People try to fix problems they don’t have. The last thing you want to do is lock people out. Every single Laundromat should be 24 hours. Period.

@@sccarguy8242 I get it. Most people go out and buy the stores and have no idea what they’re doing because they’ve never stepped foot in a laundromat. That’s precisely why this business is so unique and so many investors end up with their pants around their ankles. Been 24 hours is not about “a few extra customers”. It’s thousands of additional dollars every month. Laundromat consumers work two jobs, they wish they had a washer dryer at home, but they don’t. You need to allow them to come to your store when they want to. Not try to put some gimmicky locks on the doors. I have not only opinions, but facts on these directions people take. It’s not just me, it’s the fact that my thousands of students have brought to the table over the years. I know you’re not arguing, brother. If you were afraid of some homeless people we fix that. We fix it through proper policing, Alexa systems running our stores. The same thing you do at home. We don’t close the doors every night like some scared little rabbit.
