Been meaning to pop down there for lunch at some stage. Despite it's troubles, it's actually quite a nice place to visit. I was reading that Angela Bennett and some other big knobs were buying up whole streets in one of the canal suburbs to the south of Mandurah.

I live in Hallshead in Mandurah I’m not sure when these listings were issued But homes are selling very fast and prices have rises in the last year The house next to mine last year was listed at $440 k it did not sell 6 weeks ago it sold for $520 k It’s siting sold and empty It was bought by a financial company. And you can’t get a rental in 6210 These 20 persons per rental view

Another ghost home?. Houses should be for people to buy, not for companies to buy to rent out as it will push up prices and reduce the percentage of home owners

Martin said most of the suburb is zoned for apartments despite being mostly houses. So the purchasers are likely developer/demolisher companies preparing for future apartment construction. They'll leave it empty and have some contractors put some holes in the roof so the place prematurely decays, and when they have a suitably sized block the council can't complain about the houses being demolished because they're "dilapidated". A well known tactic use by all the Lebanese "developers" in Sydney. As soon as there is zoning for apartments, the demolition apartments appear.

The houses sold on the map show the Mandurah region but the list only shows central Mandurah. I wonder how much of the data is skewed, showing only central Mandurah and not Mandurah region. It's a very large postcode.

Anecdotally I have seen quite a lot of sold signs here lately. There is a lot of variation in the quality of areas here. Some areas are fine and upmarket, but there are some places to avoid like the plague. Lifestyle is good and access to Perth is easy.

Those prices are so cheap compared to places in New Zealand. Even taking into consideration the exchange rate. I feel like we are being ripped off

They're selling in record time here at the moment. Don't know why he can't sell. Whether people are getting the great price that the agents are telling them, is a different matter. My house is barely worth what it was seven years ago!

Stay in Melbourne, Jenn. yes, Mandurah is getting a bad wrap but, like the rest of WA, we don't need any lunatics from the east who are too emotionally immature to understand basic pandemic control. "Face-diaper" is a pejorative term often used by conspiracists...and I'm thinking of a particular fat, bald one on KZbin that it sounds like you've been watching. WA is a great state that is for the most part free from the worst of the lockdown issues on the other side of the country and is really helping fund the country's needs, despite the foolish conservative Federal governments best efforts to undermine it with their laughable exemplar of the NSW being the "gold-standard" on how to control a pandemic. Scumo's most common dish these days is eating crow....If WA listened to the PM our iron ore industry probably would have been as beset as that of Brazil with their bone-head, Trump-esque President. Please feel free to disagree, as is per your right, it doesn't matter...we have a Premier that is willing to not only keep COVID out, but also the fringe, em, er, 'thinkers' who would try ride rough-shot over good public health practice. Your analysis is not entirely accurate in depicting the overall picture within the Peel Region as data can be misconstrued. The property marketing the Peel Region (& Mandurah) is far more buoyant then what your portraying in your report. Actually, it is quiet surprising the level of investment interest the Peel Region is currently receiving from interstate investors and how many buyers are wanting to migrate to the Peel Region. I have never in my 10 x years in realestate experienced anything like it. Your figures and analysis are of somewhat correct but are also evasive in other areas/statistics. It is then your opinion biased on your analysis I disagree with. Properties are selling in half the time in the Peel Region since your last analysis of Mandurah. Today if you drove around in any Peel Region suburb you would be lucky to see any signboards without an Under Offer or Sold sticker on it (if they even make it to the market). Mandurah is but one suburb of the Peel Region and is now doing quiet well. Hardly any rentals are available in the Peel Region and landlords are selling their investment properties because of buyer demand and increase in property prices. You seem to make reference the 2013/2014 market for investment purposes but an investor who bought in 2017/2018 would now be positively geared or have equity in their properties right now. Not only are established homes selling fast right now at better prices, vacant land is now selling in record time. Prices going up within weeks of each stage selling. I and other realestate sales reps have sold out whole land estates in less than 6 x months of launch and right now stages in land estates are selling in less than 3 x weeks (preconstruction). Should I mention why people are choosing to buy in WA and specifically the Peel Region right now? Affordability, lifestyle diversity (coastal/rural), age diverse, modern and improving city. Interesting - my data on Mandurah is correct. Other parts of the region may be taking a different shape.
