From My experience as an Architect, Building owner should always sign on BOQ not sqft wise. Thats where all the confusion starts. Doing this, Building owner knows how much each work costs transparently. Quantity is more calculative and understandable. And before signing ensure all the works are covered, even small coping at parapet or small decorative painting. And when owner starts to suspect the contractor, they must prepare to cancel immediatly with clear communication with contractor. Thats how you can save yourself from emotional trauma, its really bad than losing money! Cheers to new house owners! ❤

Not just this, in basement construction instead of using sheets and formwork, they build bricks around column size and fill it with concrete. God knows if the column will ever cure. 100% they will face structural damage in future when column gives up in 10-15 years....

We had an issue not with building but with renting a car. We paid full amount before the trip. He left us in between the trip in front of a temple. We came out of the temple, but driver was not there in the car. We waited and kept on trying the phone for 2 hours but they didn't pick it. The car was unlocked so we took our luggage and booked another car and came back home safely. So we shouldn't pay the full amount prior to completion.

Without informing to customer. Contractor is changing the plan and expanding the construction area. I was plan to construct only 576 sqft. But they increase to 720 sqft. My site is G + 1. Total sqft 1440😢.

Sorry to tell you, Your also doing same mistake, please reveal the name of the builder so that current project client would get awareness and prevent before it got worst. Im also facing same issue in Chennai but i gone with labour contract so i cant trace them any, all the contract blame one of the other like its civil mistake, its painting mistake, like plumber mistake like wise, finally its all my mistake of gone with labor contract. Advisable go for good reputation builder. dont try labour contract until your a civil engineer.

People should avoid contacting contractors and builders directly,if you could hire an architect or civil engg they will refer you for execution of building also planning will be effective.people think hiring architects are expensive and they does only high budget projects but reality is different, they do design consulting irrespective of scale.

We built a house in the early 90s . My father didn't have much knowledge about building, so he gave it to a contractor who was apparently my dad's friend . He said that two bedrooms house would cost 5 lakh (in 1993-1995) . That guy betrayed us . He used cheap foundation material, grills were thin , window glasses were too thin , doors were light weight and everything in the house was of low quality. He used black jalli for foundation. That got extremely hot in summer n the floor was too hot in Chennai summer . That contractor would have used only half the amount for construction. We felt so cheated . Never trust anyone . Even if they call themselves your friend always check it .

Even we got cheated from one of the bangalore construction company. We paid 100%. But avanga last ah 1.4L kudutha dan complete panuvoam nu solitanga. Ipo engaluku 1.5L loss agiduchu. Some 420 people are acting inhumanely in this way. I have no idea how they are able to eat on the money from the forgeries. That girl's voice conveys the agony to me. For the building business, proper regulation is required. Additionally, it would be advisable to include a clause in each agreement stating that, aside from delays brought on by natural disasters, late payments would incur a daily punishment. Additionally, just like any other banking financial structure, a bank loan requires an option to pass the EMI and the assignment of a collection team to file a lawsuit against the builder.
