From an investor perspective I would say renting is a good idea cause it’s cheaper. In the US I only purchase a property for rental if for every 100k in mortgage I make $1k. In this case for a place worth $200k I would need to collect $2k in rent per month.

Young buyer prefers the neighborhood because of fast internet, clubs, top restaurants, and such services compared to living a more peaceful life away from the city. They are paid in dollars. 1:36 If you live in Nairobi you can easily get the wrong picture. Kenya is not as diverse as you think. Yes Nairobi is diverse with people from all over Africa and all over the world particularly with the presence of multinationals and global agencies within Nairobi. But a little bit away from Nairobi, you will get into Kikuyu territory, Masai territory, kamba territory ... etc basically the typical native Nilotes or Bantus. It is just like when you are in the UK and you are in London, you will think that the UK is a very diverse country . But get a few kilometers away from London and you are in the middle of nowhere in the countryside farmlands with native English people many of them whom have never left their local area. In short, you must realize that Kenya is not an immigrant country like the USA, Canada, Australia etc.

I think prices all over the world are really interesting, just as a comparison, in Munich, Germany, you can barely rent 1 bedroom apartements (without any further living room and stuff) for under 1400 USD, plus they dont come with build-in closets and kitchen and stuff. So if thats what you compare it to, its actually very cheap. What I also asked myself is, why you call buildings after different ethnicitys? Like where I live, every building is basically pretty similar and the people living in it bring some of there housing culture but the base is just neutral.

As foreigner who had lived in Kenya for 3 years .. her video helped me to make a good choice about my future plan to buy a house in kilimani region, i can say : the race or nationality of the owner has an impact in the house design and size ( Muslim owners usually came from a big families that why they prefer big houses , despite Chinese or indians ) , the same way I noticed when I was in Kiambu that Kikuyus landlords build big apartments with small pieces to make more benefits.. so instead of taking her video to make noise about your tribe ego .. try to understand those difference for someone who want to settle down in Kenya , ie from a foreigner perspective..
