A quick tip I picked up over time is to buy property (or tax liens {if you do your research}) when the market is down and sell in times like now when the market is overvaluing property. A buddy of mine bought his house after the recession for $120k, the house is worth $275k today. That's a flip. Salute to my people.

Rule of thumb make sure the owner who selling is okay with YOU potentially making a profit off this so when they close they dnt feel like they been shafted so either let them know up front or have a disclosure on the contract stating the seller okay with it or can't back snake there way into ur assignment fee by having the title company omit your assignment of note fee

I would like to get into the practice but love sleeping well at night. I am from poverty, I am probably going to die impoverished and thats fine, but I can't stomach the thought of cheating people. I don't think it is fraud because you are doing all the leg work for them, but it almost seems as if you are being a real estate agent without the license. A middle man.....It would be hard for me to buy a house from a middle man, I check records to see whose name the house is in.......if it is not the person who is selling it, I am not buying. I KNOW this works because people are wealthy off of it. It is an interesting system

@@funnypeoplerule : Well Tasha, that's what makes it a "deal", otherwise you are completely right, why would an investor buy from a middle man? The fact that you as a middle man have not only found the deal but secured it with the "assignment contract" is your leverage in the investment. To your point about you wouldn't buy the property, its more so because you are looking at it from a personal standpoint opposed to it as an investment. In that case your position makes a lot of sense

Wholesaler= fine a low to medium income.neighborhood then places signs all over saying will by house cash and wait for them to call. Usually they dont. Why low to medium neighborhoods becuz that's where most of the ppl going into forclosure are. So... Most of these ppl will sell to you as long as u give them something in return example. $5k to $10k. Then you find a buyer usually an investor in that area. Its work and you have to fill out and make sure all your paperwork is in order so that the investor doesn't FCK u over once he buys. North Jersey examples Paterson, Newark, East Orange, Irvington

I'm not sure if this is done anymore but some title companies would do back to back closings where you would do a dry closing with the seller then the closing with the buyer would provide the funds to pay everyone (seller, assignment fee, other fees) and the buyer gets the house. I think some laws changed that shut that process down.

Thought I would share my notes with you guys cuz these interviewers are brsin dead and kept interrupting: Home investing 1. Find a deal 2. Find Absentee owner (owner doesnt live there, motivated to sell) 3. Looking for low to medium income housing 4. Property tax assesment website, u can find out who owns a certain house by the mailing address, if address is different its absentee owner 5. Go on google maps, find the street, all of the houses will pop, just put in street name 6. Reach out to them, email, call them, 7. Spokeo.com, privateeye.com to reach out 8. Find the comps (find 4 highest sold houses, add it up and divide by 4) use realestateabc.com 9. Find sq ft of house and times it by 30($) to find out the repairs 10. Agree to buy the house. Get it under contract and then assign the contract to someone else for a profit Feel free to add anything i missed in the comment section below
