The price will probably come down to around 7-9,000 an acre excluding any mineral rights. They are feeling the market out for potential developers. That is why they went public with it. It would have never hit the open market if it was a serious seller. If it was this is how it would have unfolded, #1 contract, #2 $500,000 in earnest money that goes hard after 90 day feasibility. #3 buyer closes in 90 days.

@@chfar072281 Even $7-9k an acre should be considered ridiculous for a ranch of this size. Unfortunately, only real estate developers and speculators can justify those outrageous prices, because they come in and destroy these rare properties by chopping them up into hundreds, if not thousands, of small homesites for $50-150k+ an acre. Over the last 20-30 years, large acre ranchland around Central Texas has become completely unaffordable for all but the very wealthy.

The tree hugging green new deal regulations are kicking in and it has ranches all over the country trying to sell. They cannot make a profit due to all the environmental regulations being imposed on them. How does a 10k plus acre cattle ranch profit with only 1k cows and a little bit of hay production on it?
