I've seen a lot of buildings like these restored. It improves the community. Charleston has a big history in the state, and to give new vision to the area helps everyone. Some one has to be the dreamer, if not then the building would have never been built in the first place. The history, helps people understand the past and see good things. Keep going.

Well Chris, I was one of those people that thought you are way over your head. But now I have seen more of your video’s and listening to your honest account of everything I think you will make it. You have loads of ideas, you work hard, you are honest about things and I think you are tenachious. It still is an enormous building but step by step you will make this work. It would be lovely if the community could be involved some day. This couldbe a shopping mall, big antiques center, workshop area’s, places to be rented out to artists , an art school, convention center and so on! I have faith in you! I will keep watching!

Find out who owns antique autos in your town, they may want to store their vehicles there. It could become a hub for antique selling & buying, which would draw people from all over. Auctions and antique flea marketers, are always looking for place to do business. Look for collectors with big collections of (their stuff). My buddy, from college, has a huge warehouse & art studio in an old grain milling building along the rail tracks. (in Columbus, Oh.) He collects antique weighing scales, and has about 300 of them. These are coin operated ones, from the 1800s through the 1960s. His collection has traveled, and been sponsored. It was on tour, in the 80s, & 90s, 2000s, in Cincinnati, & Columbus, Ohio. Some color plate books were published of his collection.

I'm on team 1, and I will tell you why. I did something similar decades ago. I was a one man show as well, with the assistance of a hired hand here and there. I bought several large buildings in disrepair. I decided that once I had them stable, to divide the project into "zones". In each building, I zoned in heating, water, utilities, flooring, walls, ceilings, etc with a plan for expansion. From there I completed one zone at a time until the whole building was accomplished. I put the first completed zone into use, and the proceeds generated from my business operating in that zone/ area, I reinvested to complete the next zone, and so forth. Within about five years I was pretty much complete with all reconstruction, and went into maintenance mode. I too was not rich. I did it all while simultaneously working my career with the city. When it was time for me to retire, I sold everything off So it is very doable as long as you do so in a manner that you can afford and handle. I enjoy watching your progress. It brings back a flood of memories for me. Wishing you much success! PS, I could see it as a great " merchant village" containing your antique store along with many other businesses generating you steady rents and a good customer draw. Just food for thought. 😉

I'm a former Chucktown boy living in Paris (France not next door in Paris, Illinois 🙂). I own and live in an apartment in an 1880 building in central Paris and hope that you can make this project successful as a critical part of preserving Charleston's architectural past. Charleston has some unique architecture that needs to be preserved and you are doing your part - thanks! C-town needs folks like you to come in and invest in the future of the town, especially with the enrollment dropping so much at EIU and the massive economic destruction that the evil and immoral Walmart brought to the town that destroyed the town square. Hmm, so the locals call it Chucktown?...That's funny. I'm from Cleveland, Ohio,..the locals call it Cleveburg or Cleveberg, depending. Its made up of a lot of suburbs and is a very ethnic city. A lot of Eastern Europeans moved there to work in the steel mills, in the late 1800s and early 1900s.

I got subscribed at about 1000 subs when I kept seeing the "We bought an abandoned shoe factory building" video recommended by KZbin. Personally, I think your doing a great job getting things cleaned up and organized. A massive undertaking for sure. I think your willingness to accept suggestions and help is endearing to many of your subscribers. People can relate to having to work with a budget. I also think this is actually the slow part of the growth of the channel. Keep making videos on the building and making progress with the repairs and cleanout, and subscriptions are going to soar. I think most of us have the same "what's inside" curiosity that you had while walking past it as a kid with your Grandfather. Thanks for sharing!

You can have your antiquing business in part of it. Art studios in part of it. Auctions in part of it. Maybe a construction salvage business in part of it. A makers space in part of it. Whatever you do make sure you get it on video. That will be a good income stream some day.

I'm rooting for you. So glad you made this video, everyone loves to hear the back story. I wrote some comments about my own experience, a few weeks back. I am the (Artist) who rented a space in a similar old factory warehouse, built in 1901, in Columbus, Ohio. When I began my journey, was in 1980, when I was 27. I joined with other artists and we rented the whole top floor, of the building. We didn't buy the building, but the fellow who rented it to us, was an (arts) supporter. His family owned the building, and he rented it to us for (really cheap). At the time, there were other son's whose family's owned run down (investment) properties. These son's were not businessmen,...but like me, went into the arts. They had supportive families who helped them accomplish their dreams. To create affordable, art studios. For them, they became businessmen along the way, as they learned how to navigate, the route of their journey.

Your honesty, humbleness, determination, your unique world view, your willingness to learn, your curiousity and sensitivity will keep you going. I have never seen another KZbin channel where the host (you) so openly asked for help, ideas and inspiration from the universe. I have no doubt that you will succeed. I also love old buildings. I lived in New York City for 22 years and felt at home there with all the historic buildings. Now I live in an old industrial loft condo in Central Falls, RI. Our building was originally a carpet factory, probably about the same age as your building. Our space has high ceilings and large wooden beams, just like your building. I can understand how you feel about your building. When I saw my space for the first time, I fell in love with it. One final comment. I haven’t heard you talk about the condition of the exterior brick on your building. Ours is a small condo association and we are not well funded. But we knew we needed to repoint the entire brick exterior of our building, which cost us about $350,000 for a much smaller building than yours. We did manage to get a 30-year loan to do this project. After the repointing, the only requirement is to apply a new waterproofing to the brick every 10 to 13 years. If. properly maintained, the repointing is a one time job. I have a feeling that you could learn to repoint your brick building yourself. I wish you all the best. Kent Dillon

Wow such kind words! Thank you so much. So my plan as comical as it may sound is to teach myself to tuck point. It looks really simple. Just takes time and mortar. I will buy an old bucket truck from the auction and spend an entire summer just going around the building and doing it. If it looks like it will take longer than a summer, I'll employ someone to help me. There are 3 places where the damage is extensive. and about 4 or 5 places where it needs attention soon. all of them right under holes in the gutters. There is a video I can't remember which one where I show the damaged space. I want to make a video within the next month where I show exactly what we got for the purchase price of 20k. The good the bad and the ugly.

For what its worth, I used to wear Buster Brown shoes as a child in the 1950's. So cool to see where they were made. Buster Brown used to live in the shoes with his dog Tyke & there were animated ads showing the shoes and I think there was a jingle as well. My Mother used to take me to buy the shoes at Kaufmann's in Pittsburgh. Maybe someone can donate some Buster Brown shoes and ads so you can use in in a display in a doorway when someone comes into the building & maybe even make it into a history area. I subscribed.

I love what you are doing to the building, you should look into schools who have shop or building classes and have students come and look at the architecture and maybe they can help out to learn how to repair and build too.

Create a web page and takes lots of photos of your building and progress. A journal starting at day one. I love that sort of thing, as do millions of others. You could even make some revenue from the photos, taken by you or in collaboration with a local photographer. "Build it and they will come",...ala..."Field of Dreams"....the 1989 movie, w/ Kevin Costner.

I just hit subscribe. Second time I’ve watched one of your videos. I’m in for both, you and the building. I hate seeing historical things and places demolished. I restore classic cars as a hobby, but also work on motorcycles, trucks, boats, planes and even some structures. My trouble is running out of birthdays. At 73 I’m selling some of my collections. Well over 50 cars, boats etc. anyway best of luck to you. Also a collector of antiquity.

Chris, here is what I would do. Due to the massive size and cost to fix the entire building I would decide how much of it I needed for my business and keep that square footage. Then i would turn it into an industrial condo for artisits. They each purchase a set amount of footage for their studio and they are responsible for their own remodel. You get money up front to do major remodeling on the building as a whole. Hopefully you get enough to make your portion of the building free. Also there would be a modest monthly condo fee so you can hire yard maintenance and snow removal plus maintain the roof etc.

There is a university in town. The problem is most of the expense is to get it up to code and before that it is not possible to rent out. So I have to hustle to that point then options will start opening up.

Love to see there are others that like old buildings. Luckily the exterior looks mostly original. I hope there is a way to keep and seal the Brown Shoes signage. When I was young my parents would buy me Buster Brown shoes. 👍🏻

I want to repaint it. I wouldn't touch it if it was faded but it's almost completely gone, and if I don't repaint it soon it will be lost to time. There is still time to follow the lines of the original lettering.

3/4/23....My present house, in Columbus, Ohio, was built 110 years ago, you gotta believe there is lead paint on every wall, and old school plaster,....made with asbestos. The best remedy is encapsulation via fresh new paint. It had been repainted a million times, before I bought it in 1993. Some rooms the wall paint has added about 1/8 of an inch of thickness,....And Ugh, the wall paper in some rooms added almost 1/4 inch of thickness. There was so many layers of wallpaper,....it began peeling away on its own, from the sheer weight. I got to see so many different wall paper designs,..from the 1920s, 1940s,.....1950s and beyond.

I'll be doing a video on the EPA stuff at some point. The only asbestos I have is about 7 pipes wrapped in it. Will have to contract that out but it will be resolved. Lead paint another issue. It's being looked at. Oner more thing for the list!

Even at 40,000 feet above your town,....as seen from a plane, I see your building. I'm surprised there isn't a true factory zone,...and your place is the only building of that sort. Unless they already tore them all down, by this period of time, which is common. Lucky you,.....that you found it.

Hi, I currently watch a lot of abandoned house tours by different people. My favorite is Bros of Decay. He shows all these magnificent castles and homes with the most incredible furniture that has been completely left to decay. It hurts my heart as it is furniture that is no longer made. Since you buy antiques oversees, I was wondering if you could contact Leslie with Bros of Decay to see if he could point you in the direction of the families who own these homes and perhaps make a deal to buy the furniture thereby saving it for future generations to love and pass on? It would truly be worth it I assure you even if you could only make one deal. Especially in France where there are hundreds of castles left to rot. Am I just a dreamer?

Wow, Thanks I am afraid to think what would happen if the channel continues to grow. I never imagined. I am not sure so much about Patreon, but I thought a couple of times a year I could source some really cool lamps and stuff from Eastern Europe, and find some original pieces from the building and do a live stream fundraiser or something. I also am thinking of doing a wall for postcards from viewers.

Keep the vision! You've already done more than any of us completely realize. You are ALMOST making me want to retire back in Illinois and help you out. Not gonna happen, but I'm with you in spirit. One suggestion. Rent the heavy equipment when it comes time. Unless you are going to use, say a bucket truck, all the time even after the bulk of the work is done, don't buy one, just rent it as needed. Most rental companies will deliver to the job site too. The trick is having everything planned out to minimize the rental time (including a 20% buffer for the unexpected fun that always rears its ugly head lol). If it were me, the only piece of equipment like that I would likely buy is a man lift (Genie lift). That will get you up to the high ceilings, and could help outside too (at least the first floor, maybe the 2nd). A lot safer than ladders, and you can bring a bunch of tools up with you.

The tiny little towns that are basically just a strip of buildings around here have project spaces for like 4 or 5k. But also 2 or 3 times a year there are churches that go up for sale. I originally considered that.. I'll be making a video about this topic sometime soon.

You are def in over your head tackling a project this big without a large bankroll behind you as most all other industrial rehab youtube channels do. Most of us watching are closer to your reality. I love the old factory buildings, especially Yours. I always thought about having one, and making myself a nice section to live in and do what your doing. I am a regular guy, but over the years I've had about five dump trucks but I didn't keep any as I made money on each and did a lot of my own work with them. I procrastinated an waited too long ,and my health is not good enough to accomplish any big project. So I'm going to watch and enjoy your adventures as you, go have fun.

Chris, why don't you have people buy a " DUMPSTER load? " Fill them a mixed load of stuff, maybe they can order a mixed load or customer pick list , that you have an area where you have gotten what stuff you need and someone else can use them, hopefully, this would cut your " the open barn door ARENA!" I am from a tiny town in Illinois called Browning located on the Illinois river. Glad to see you working on this building and even at scrap prices, you cannot lose $$$. Unk as to guess what you have in line for this place but what a great site for affortable housing or an industrial complex but you go for it!! I know you must have some help to get it cleaned out and I also know you are on first name basis with the recycling people!!

Personally I subscribed not for the antique side but for the restoration side of the building and all the things you'd find cleaning it out. If you look on KZbin there's not a lot of content for buying industrial buildings and repurposing them. You may have accidently stumbled across an untapped market.

Very cool building! I have a friend who bought an old building similar to yours. She converted a large part of it to storage, both outside and interior. Very lucrative. Also, rents out to photographers. Very lucrative. If you are interested in seeing some of what she has done I can give the name and website. I considered that, but it feels a little weird to me. One thing I also considered was doing and antique industrial lamp "collection" release and a live stream or something as a fundraiser or something like that. If I have enough people mention it I might revisit the idea... Chicago? I am three hours down state from the Windy City.
