Matt speaks truth! We just closed on a house at 7.49% 30-year fixed. It was originally listed, end of July, for $525k. We offered on it after it had been reduced to $478k and bought it at $443k. We plan to refinance after June, or whatever.

Esp as an investor with cash - I’ll take higher mortgage rates - keeps away the competition and fights price inflation
