Enjoyed the video and agree with your conclusion. I was in the storage REIT industry as a SVP of operations. I have owned a significant amount of shares of MPW for 10 years(also OHI). Both REITS have had issues with some of their operators being able to make money. Recently at was at a regional hospital function and had a chance to discuss the challenges of hospital management with the president of the hospital. He told me his opinion was no hospital in the St. Louis metro area would make a profit this year. I asked if COVID patients were the cause(taking up all the rooms, not allowing elective surgeries to take place and mostly dealing with clients unable to pay their bills). He said they actually did better when the COVID count was high(it is significantly lower now and elective surgeries were back to normal). The difference was the federal government reimbursements were more generous then and much less now. His real problem was labor cost, especially nursing expenses. a significant part of his staff were contract employees making up to 3x the hourly rate of his regular nursing staff. His profit margin has evaporated due to mainly this. If I have a concern about MPW it was rate they expanded and the debt they took on over the past 5 years to support their expansion. I think with recent hospital sales they have successfully answered that concern. Also, being active in financing of challenged hospital owners in their system raises the question of failures having a greater impact on the REIT if ultimately they fail. On the positive side, I really like the dividend coverage and the record of success they have booked over the past 10 years. I've bought more stock.

Yea, hospital managements are almost always the worst operators in the world. A bunch of idiots. I know here in Florida they started offering quote "Travel Nurses" those 3x the pay deals. When the regular nurses have to work with someone who barely knows what they are doing and they make 3x the amount what do you think they do? The quit and all become travel nurses. So many did this, then they had to relax the rules on how far of a drive was considered travel. At the same time they show almost zero loyalty to the full time nurses. So they are getting what they deserve if you ask me. You can't have a two tier pay system like that but as far as I know they still do. I could go on and on about the stories I've heard. Like here in Gainesville they built a brand new children's hospital. Just as the building was finished and everyone was about to move it they decided to demo a whole floor so the administration offices could change sizes or something like that. The waste, the arrogance, and the stupidity of hospital management cannot be underestimated. Seriously story after story of dumb stuff. And they get away with it because for all intensive purposes hospitals have turned into predatory monopolies. They should be allowed to go broke and managment of most of these places should be fired and NOT rehired.

And I can talk to you about human trafficking in hospitals. I would not be surprised if every hospital in the country has an administrator who is involved in trafficking kids for sex. I have been in the hospital many times and was attacked every time. Hospital is a place to kill people who are incapacitated and no one questions anything. Especially if the administrator is one of them and helping cover up rape and murder

MPW is a battleground stock that's heavily shorted. I think that what the shorts get wrong is that what matters to triple net lease landlords is the property-level profitability of its tenants, not so much the corporate-level profitability. MPW has had many of its tenants file for bankruptcy protection, but it has rarely lost money even in those cases. I will soon cover this on my channel. Thank you for the great video!

Part of the price drop in MPW is market sentiment. Most reits are down right now due to interest rates and bubbles in some markets. We had the same issue in energy stocks about a year ago and I loaded up on them. Prices have doubled since then. If you have the stomach to be a contrarion now is the time to buy reits.

Love FastGraphs and your videos. I've sold some puts back in April on MPW, and got assigned 300 shares in June. I'm selling covered calls in the stock and collecting dividend also, and my cost basis is under 18 now. I'm very bullish still, and this video was very nice and confirming. Thx. The latest I have seen is their exposure to Steward is down to 26% and Steward is improving their performance. MPW recognizes the problems with Steward and is working to reduce their exposure and providing support to Steward to improve their performance. Analysts have predicted that even in chapter 11 bankruptcy they are capable of paying their rent. I am a buyer today.

The stock is down because it's top tenant Steward at 37% of the portfolio is at risk of going bankrupt. Definitely should do some due diligence on this before investing.

Excellent video as always. I have been nibbling on MPW recently with this price weakness. Seeing the fundamentals breakdown here gives me great confidence that this will be a long term winner, even if the price never fully bounces back to previous P/FFO levels and I just get to collect that juicy dividend. I MAY have another look in January when it's Roth IRA season for me and nibble a bit in there.

I have a fairly large position in MPW, 350 shares, and I am down 27% currently, but remain bullish on the stock. I think it's a mis-understood niche stock in a pretty decent position, and I am continuing to buy more. Obviously I wish my average price was lower, but I will keep averaging down and feel very comfortable with my holding, which represents about 3.5% of my portfolio. Your video does nothing to dent that confidence, so thank you for doing it :)

@@FASTgraphs thx chuck - i agree it comes down to if their biggest two clients start paying this quarter as promised- and if the asset sales go thru or get blocked by cali bureaucracy. if those go as expected- should be over 9-10, and if rates come down in next 18mo, see it surging back over 14. lots of puts made my position waaay bigger then planned… fingers crossed. that being said- wowser’s on the short term price action- a first for me to have a believed in position tube so much after buying what i thought was a bargain!

Heavy share dilution... Number 1 problem Really unstable margins, i dont know what his sites are looking at margins; looking at there cash flow "margins" they divert up and down 50-100% every year like a rolecoster not what you want im guessing it is cause they need to sell properties and rebalance portfolio. Return on Equity 10-15 Roec only 5% really a reason why stocks trade low, only way this is a buy is if you belive it will be a better industry in the future not that the stock has gone down this is a fools way to look at companies.

dilution is common for REIITs. they raise capital to buy more real estate. funds from operations (FFO) are stable, and the extremely low valuation indicate a speculative opportunity. in other words, risk is priced in. but this is not for everyone. Regards, Chuck

Search MPW on KZbin, there is a Hedgeye video from about 5 months ago. Was looking into this stock but don't like the debt and only a double B credit rating. There's usually a reason for such a high yield beyond REIT industry average.

I subscribe to The REIT Forum and they looked at it and passed. This was when it was $15/share. My view is that it is more of an Enron than some of the mREITs that are getting battered with the market.
