I love architecture, I have drawn lots of floorplans over the years, at least your designs are ADUs without feeling like the walls are closing in on you - I'm a CNA who is handicapped, and I incorporate "handicapable inclusion" into all of my sketches - However - What if someone prefers a double-bowl kitchen sink, or a bathroom that can be accessed without having to enter the bedroom, like if you enjoy guests but prefer more privacy ... ? Great video and designs - Please keep up the good work! 😃👍😃👍😃👍

Seriously my top favorite adu. these are so dreamy. I love the flexibility to expand and different orientations. The T shape would be perfect for my living and artist studio. Currently in a historic warehouse studio prior to that van life! #smallspacebiglife do you have a show room? I am located in Sacramento and would love to come down to the Bay to view these homes in person! ✨

Millie comes in 9 various configurations. The cost for the smallest studio (275 sf) design starts $127,000 for the modular only and then you have site and setting costs. The one-one L-shape (631 sf) starts at $254,000. Site and setting costs can vary a lot and are not insignificant, they can range from $75,000 - upward. We will have a new panelized product coming out soon that should be more affordable so stay in touch!

Looking at doing an ADU soon. This is fantastic. I’m saving your info. What is the width of the two bigger modules? My space is longer then wide due to a pool and set back requirements. I’m in Northern California.

It's a kinda cool idea... But I don't like a couple things: 1st. The typical backyard in CA. is not 60 or 70' in depth. It's usually between 10 to 20'. minus the 4' setbacks for ADUs. So it's a bit deceiving to show that you have more depth than lot width. 2nd. The connections with double walls would eat some of your already limited square footage 3rd. The "bonus" room is too small to be practical in real life... Overall, I would stick with a custom design that would provide a better distribution and realistic use of the space.

Building in California can be expensive; we are working on various ways to bring down the cost to make ADUs more accessible. Modular Millie is one of those ways. We are also starting to offer panelized kits which brings the cost down as well. We recommend reaching out and looking into panelized!
