The issue in states like Florida is that the median household income, can’t afford the median level house without being extremely house poor. The reality is that most people are not even capable of affording a house with that level of price tags. The housing market has no choice but to come down in markets where people living there can’t afford it.

The difference is, if corporations and hedge funds are allowed to buy real estate, they will continue to do so, preventing any meaningful raise in supply, keeping prices high and transferring that wealth away from individuals.

im a loan officer and I can tell you with confidence....don’t buy right now. Even if we don’t crash its not going up like crazy and you can buy later on with more certainty

I'm actually buying right now. When stuff gets better I'm going to refinance to lower my APR and have a better monthly. When stuff gets better houses might go up and the competition of wanting a house will go up. When things get better you're going to be competing with a lot of people that have the same idea.

I agree on the type of seller. I closed on a deal that the seller has dropped 120k. I already see another that the seller is stressed. I am going to buy as much as I can on the way down

In the real estate market For 40-50 years normal was 1.8-2 times yearly now we have 4 to what like 7? This is crazy. Indicates a massive decades long “ frozen lower for longer rates,( due to past FED/ gov warped policy) and or a permanently lower over all standard of living for most. Somebody explain to me how this is going to suddenly bottom and go merrily up again anytime soon?

es, total mortgage delinquencies in the United States have increased year-over-year for all outstanding loans in the first quarter of 2024. The delinquency rate increased by 18 basis points for conventional loans, 112 basis points for FHA loans, and 68 basis points for VA loans from the previous year. I don/t see this getting better do you?

Lots of mortgage defaults going to hurt banks -- Going to get much worse as layoffs increase. It will be a spiral that will affect banks severely that are holding all those loans !

Last fall there was only 1-2 houses for sale in my neighborhood, sold in one weekend. Currently there is 7+ and longer days on market.

Why even bother with real estate when you can make that kind of money in one day with a trading account? There is so much transaction cost, searching negotiations, travel time with real estate. Why are we so obsessed with it. Especially in such as relatively frozen real estate market.?

I remember a couple of years ago when Kevin said it was a bad time to buy real estate. I would ask multiple times in the course member live stream about payments and he wouldn't answer the question.

I agreed with him on that because it was too competitive. You needed to wave inspection and bid 10% over the first day a house was listed to have a shot at getting it. That’s too much risk for me. I bought in January for about 3% under the listing price on a new build with zero other bids. The payments are high but I got the house I wanted with equity from day 1.

My market in Florida is already at pre-Covid inventory levels. Sellers aren’t exactly trying to change their pricing though. The ones that are stressed are dropping numbers quite substantially though. They’re pretty easy to spot. 😂

All this short trading and options etc. it just can’t be that easy. Or is it? All I can think about is a builder friend of mine that got into that scene back in 2007-2012. Lost his house marriage- I talked to him just before that, he said: “ I think I have just about got this whole trading thing figured out” Hmm, I don’t know what to make of this.

Yeah, this is a bit like saying "foreclosures are skyrocketing up 200+%!" But you're going from 1 to 3 foreclosures. Of course inventory is wayyy up in some of these states, they were just at historic lows! Why is California not up as much? Because at the time others were having historic lows, people were listing in California and moving out of state, so Cali's inventory stayed higher. The numbers are the numbers, but they need a bit more context.

@cliffsauer9111 no, it's easy and addictive. The problem is that trends start randomly because that is the nature of the stock market. A trend can start and then break without warning making you lose everything. And when you lose you feel the need to make it back which is a gamblers mentality. This produces hire risk plays and which leads to more loss and the cycle continues until you lose enough you humble you. But then market gains through long term investing will not be enough to satisfy the "gains" you had when you were doing options. So you will turn back to options thinking "this time will be different." Which it won't. You will lose money in the end. You might win for a day a year or several years, but the story always ends the same. "I wish I never touched options."

I just sold a property in Portland and I'm thinking to put the cash in stocks, I know everyone is saying its ripe enough, but Is this a good time to buy stocks? How long until a full recovery? For those who say kevin is going to buy rent and manage So let me ask you this. Kevin buys a 300k house cash with investment money? Then rents it out for $2200 a month it would take 11 years to just break even so how would that profit anything? Infact renting through management company would add even more cost. 😂 You clearly have no idea how it works don't be fooled by fancy real estate words by gurus do the math. This house hack thing will fall apart it's likely only paying for his private jet.
