Subletting is illegal in UAE. I use to live in UAE for 11 years and have done similar for a few years until came to know that I might get in trouble with the authorities as it's not legal.

Firstly: it's illegal, you are at risk of getting caught n fined anytime. Secondly: If the flat is vacant for even a month you can't imagine the losses. Thirdly: In sharing accom it's mostly Nepali/bangladeshi/Filipino girls,boys or even families and you don't want to know the frequent fights n quarrels you have to put up with, people stealing things etc.. You will be a referee 24hrs full time service. Fourthly: You are at a risk of tenants running away without clearing dues, as there is no rental contract with them you can't file a case against them. The list goes on...

Sub-leasing is permissible in Dubai, but only when agreed upon with the landlord. Unless otherwise stated in the tenancy agreement, the tenant must obtain written approval from the landlord before subletting the property. Sub-tenancy contracts must terminate on the same date as original tenancy contracts.

Illegal if you do without real estate company.. there is specific limit of persons u can keep in 2 bedroom depending on the size.. so it's not profitable if you keep same numbers as allowed by law... So, to get profit u have to bypass Laws.. which is again Risky

Avoid doing this work. Remember, this is illegal; you will not be having any legal MOU/business documentation. They may run away with your money and you can't make a complaint because subletting is illegal.
