I am in the process of buying something within the next 6 months in Seattle. Most of the homes here are already million dollar homes so the next choice would be Idaho and Salt Lake City. Average homes in those areas are 400k

I can confirm Colorado Springs growth. Bought a house in 2015 for $250k. Sold it for $505k in 2022. Denver is also accurate. People are itching to get out of the price controlled homes in Green Valley Ranch (near DIA) so they can sell at a regular price and get a ton of equity. They had to hold per the housing authority for 6 years. Apartment builds are at an all time high here as well. Rents are high but lower than buying. Flip side, taxes in CO are 👌

Boise has increased from people in California selling their homes and moving there. Just like Stockton and Sacramento are people trying to afford to live near the Bay Area, as people sell homes and move out of CA by the tens of thousands, it drives up home prices in new areas.
