Yes pls. We are thinking to move to east coast of FL from IL next year. Especially, the area between Jacksonville and St. Augustine. Thanks for all informative videos you did, some even scare me off from the idea of moving lol but there's still a strong interest in that region.

Some things to consider about a property near the beach are: elevation - if the living space is less than approx. 17’ above sea level, the mortgage holder will require flood insurance which is expensive, CMU or masonry construction is always better than wood frame for both potential wind damage and also less potential for termites. Elevation is also a factor in buying wind insurance which is always a separate policy in Florida and very expensive. If you can pay cash for the property you can avoid both wind and flood insurance. Metal standing metal roofs are also better in wind mitigation than tile or composition (asphalt type) roofing and are reflective in lower wind insurance premiums. Tile roofs are kind of a hazard, because if the tiles break off in a wind storm they become projectiles. You need either impact resistant glass windows or metal/lexan panels to cover windows/openings during windstorms. I agree with you about HOA for single family houses. Especially the gated developments which means that all of the roads are private and must be maintained by the HOA. Very expensive.

All valid and true points James. There are more expenses involved with houses like this but that is the price to pay in order to be near the ocean if that is what you want and it is always good to know if you are in flood plain, even if you do pay cash👌

Pretty thorough advice, I would also add to insure any older (~25 y.o. or older?) homes on the water for replacement cost because if a hurricane eats your home, you'll have to build to current hurricane standards and that may mean building 8' off the ground.

Always require an elevation certificate. check if you are in an impact debris zone. All of Pinellas County is debris impact. Check with building department on flood loss claims. see if the CRS rating for the community is. GET A COPY OF THE LOCAL FLOOD ORDINANCE

I live in Illinois now...9" of snow on the ground, 12 more coming by next week and 10° outside. I close on my condo march 15th on pine island. No beach, but in canal. 20 min to all kinds of beaches. House built on stilts, hoa...still better than Chicago in February 👍👍👍👍👍👍

I live in Punta Gorda where one of the houses is listed. Great smaller town on the water. Nice resturants on the water. Very popular for retirees. Would not bring a family here. Schools are not so good. Many waterfront homes for sale. Reasonably priced compared to Sarasota or Napels.

Michael, this was good content - Lord knows I have combed over Clearwater and St. Pete for decent homes and one of the big issues with those locations is most of the homes are so old (50's and 60's), they have to be renovated to be viable, and when the flippers do, they want 300,000 + for near about everyone of them - no matter how close to the beach!

But you have to think about it to if you live close to the beach you have to have a really good house that can withstand hurricanes some people don’t think about it because wen hurricanes hit and your right by the beach and you don’t have a strong enough house to withstand it it might be bad

Yes that is very true, although in this price range the houses are still far enough away from the beach in a lot of cases where at least you won't have to worry about storm surge as much, which is the biggest threat

Thanks for video! Looking to retire to Tampa area from NY in 2 to 5 years and on-line research doesn't result in much less than $500,000 to $600,00 for 4 bedrooms with enclosed pool/spa. Mosquitoes will eat me alive. Those CDD's, HOA's and taxes are ridiculous too but the older houses without them are not energy-efficient I guess and need updating. So frustrating. So many houses are too close to each other in Florida, can't play music outdoors. I don't want anything too close to the water whether it's a beach, pond, or river due to flood insurance, hurricanes, alligators, snakes, etc lol. I'm a city girl. I like music and the nightlife.

Sounds like a condo might be better for you, based on your comments with bugs, water, gators etc. Also, it will be considerably cheaper than a house.

@@MichaelBordenaro I grew up in apartment buildings in the Bronx then moved to the suburbs where I've lived 23 years so I don't think I ever want to move back to an apt again. I'm sure those gators aren't roaming the streets daily. I'll get a house further from the water and a pool with a lanai. I'll find a compromise somehow and I'm good at finding deals. I'll either find a highly motivated seller, move further north, or get a 3 bedroom with a den that can serve as a bedroom. Where there's a will there's a way. We have bugs here too so I have to spray myself before I go to the yard/deck. Thanks for your help and I really enjoy your videos.

"Cape Coral", like a "coral reef". Long generally bumper to bumper drive to interstate 75, lots of traffic, narrow streets, small lots, not a lot of character and not close to beach. However there are nice parts though not in the 200k range. Maybe the Venice/Sarasota area after the market resets. Living in ft Myers now. Enjoy your videos Mike!

You mean, Cape COMA. My late uncle lived there for many years. Beautiful home, nice neighborhood, super quiet, but B-O-R-I-N-G. You will need to drive to Ft. Meyers to do anything outside a limited few restaurants or entertainment venues. It's a very low key, low energy place where NOTHING happens. But, some may be attracted to a place like that......I would say it's the complete opposite of Miami.

But people seeing the video may not realize that the houses are underpriced for a reason and that flood insurance will be a significant cost adding to the actual cost of ownership. Someone may get their hopes up of living in a house near the water. That house may cost the same or less than the house they currently live in and not realize that, when adding the high cost of flood insurance, they may not be able to afford that house. Just part of the reason for them being lower cost IMHO. Keep good videos coming.

I was going to start a series a couple weeks ago going over affordability in different areas, but the initial video didn't go over so well. But the idea was to see if owning was cheaper than renting in some FL hotspots and taking into consideration insurance costs as well.

Cape Corral? It's actually pronounced Cor-ul as in the coral that grows in the ocean. It's not a bad place tho. I was raised in the Daytona area, but have/ had ( some have passed on) relatives and friends that lived in Clearwater, Cape Coral, and a few other cities around those areas. West coast is beautiful! 🙃💗

Hi! great video! i'm not even from the US, from eastern europe but it's obvious even to me that 200k for a house near a beach in Florida is VERY CHEAP. with remote work on the rise, West Florida housing market will become as hot as the weather there :) if only I had a green card... I would jump on it. Those houses will be worth 1M+ some day

Yes they are all pretty good deals! Florida does have sinkholes, and I have an entire video talking about them. They can occur anywhere, but some areas are much more susceptible than others.

Cape Coral has a population of about 250 K, mostly canals, and no beach that I know of, maybe something down near the Pine Island bridge, IDK. Nice houses there though, my sister lives there, and house prices have risen dramatically over the past 5 years.

Yes absolutely you can buy property down here in Florida. The main factor is how long will you be able to spend time there is the question for all foreigners. I believe Canadians can spend up to six months in the US on a tourist visa

Yeah man I think you should really consider explaining why these are as cheap as they are. You're for the most part only going to find these remodeled because every so many years they are damaged significantly. Flood insurance is no joke.

I wouldnt go based on listing price Those homes probably have multiple buyers and the prices will not stay the same. I would go based on recently sold homes.

As good of deals as these are, these areas are just simply not on that same level of demand as more popular spots in the U.S. Will be interesting to see if any of them do though, could be an interesting follow up video idea 👌

I do love the channel and enjoy your videos. Here in St. Johns County (St Augustine area) prices go well beyong listing price and multiple bidders are found regularly.

Zillow it's a difficult app since they don't update the information often. Chances are that the home you really like is not available anymore. They just like to attack people so they call the agents in the site that pay a fee to be there. Also something very important to to look at it the association fee (HOA or association). Most of the times when the price is great the HOA is very high. There are many app out there that have updated info. Let me know if you have any questions. Happy to help!

Watching your videos explains why my cousins kids were able to buy homes in Port Charlotte. You can get a decent house for a decent price. I don't like carpet at all, so it would come out. @@Stephen.Giovanni Fort Lauderdale is definitely more affordable and there is beach, more of a beach party scene. Coral Gables is more expensive homes, elegant dining and classic spanish architecture. 2 Totally different places really

With all the people moving to Florida {I don’t know if they’re only moving to Miami?} do you think this market will be gone soon? Like you said most homes around the country average $200-300,000

Its hard to say, because FL also has a fair amount of new construction, and I dont think Florida will be the most popular place to move forever. Also, in my experience a lot of people come for a few years, and then leave. So there is also a lot of turnover here, which of course brings homes back on the market all the time
