Greetings all, Cost to frame the whole house and all the exterior house wrap and felt paper was $20,900. The gables were not finished being framed in the vid but that is within the price I mentioned. Did the cost of framing go up a lot? I feel like 21,000 is a lot for a house of that size. I suppose it could be higher cost per square foot due to less floor square footage? Looks like they do great work though. How much was materials?

Save your moneys work on your credit score and you can get it done. Even better if you can frame and do some work yourself you can save a boat load of cash.

Thank you for the advice. Already working on it. I believe I could set up my own plumbing system. From what I already saw is the easiest thing to do for me. Always enjoy your thought added to the video. The rafters really look nice compared to trusses . I also enjoyed the videos of house designs you make. You always apologize for old software but I think it works just fine to show us how it will come out. The 3 bedroom really was to our liking especially when you added the extra windows in the bedrooms. If you applied the loft storage like you did in this home, we feel it works out about right. Thanks again for your work to make these videos and educate builders as to the actual current price of your area.

It wasnt broken down I just included the matts and labor all together, my framer ordered the matts. (35-40% would be matts) give or take. Labor is not cheap but he's worth it.

You tube is great to learn on. Local library is also great (I did that) you can look at books and pictures all day about construction and it doesnt cost anything. Once you hit working age you can get a part time job on a construction job/handy man helper and learn and get PAID for it. I also did some of that. (Helped my uncle when I was 10-11 years old)

That would be more work since its more complicated (angles) so the price would be higher. How much higher I never done a roof like that since personally I like gables better but 1 to 2 thousand more would be a fair guess. With the regular gable design you can buy trusses and be done in couple of hours installing them.

Regarding having several carpenters on site you should check out the “crazy framer” on KZbin. He works alone and rapidly. I watched other KZbin channels with multiple workers on site and it seems as though one is always watching rather than working. Keep up the good work! As an aside and not to be snobbish, when building small houses on small lots how can you be certain that the neighbors are as caring about their properties as you are about your build. Any concern that people that build small are on very tight budgets that might influence upkeep, maintenance, improvements etc

Great question, Yes if you notice in the back of the house with only one window there is enough space for a storage shed or anything else you would want to put there. Grading still needs to be done but there will be space in the back. I'll show that in the future vids.

I'm confused how the property lines will work. If you own the land and want to sell, won't the city have to come out and redraw the property line / sub-divide?

It gets done when the original person bought the land and subdivided it into a multiple lots (subdivision) That is then registered with the city and is on record. After that the property and be sold and bought and those original recordings stay in PLACE. If the LOT is big enough you can even subdivide that, but it gets tricky and expensive.

That is exactly what we do. He doesnt waste much, the dump truck he brought with him was half full from another jobs site and wel barelly filled it with our job. Not bad one trip to the dump from 2 sites.

If you are starting a new crew (business) sit down do the materials calculations ($) then come up with how much money you want to charge for a job. You can also tell the customer if you provide the materials we will frame for such and such amount. There is a lot of ways to come to an agreement, dont be afraid to try different things.
