Thanks for another great video. Your channel is an amazing resource of knowledgeable information. I recently purchased a home in AL that has mold issues due to a wet basement. I'm currently doing mold remediation and have a company coming to install an internal foundation drainage system, including a french drain & vapor barrier in the crawlspace. My basement has open 2x10 joists in a corner where it meets an 8' x13' crawlspace. The company I'm using advised I seal the outside crawlspace vents and build an airtight door to the outside, BUT leave the inside joists open between the basement and crawlspace, and not fully encapsulate it. They are not recommending I add HVAC supply and return vents to the crawlspace, or dehumidifier, or sump pump. Their reasoning is that my crawlspace does not have standing water and think my basement HVAC supply and return vents will condition the crawlspace through the open joists to the basement. I also run a dehumidifier in my basement near the open joists. This video makes me have doubts about the year round reliability of the open joists to control humidity in the adjacent crawlspace, as we are currently having the same weather you describe, cool enough to open windows & not have AC or heat on, but still high humidity. I will also be adding a drop ceiling when I finish the basement, which will cover the open joists. They think a drop ceiling is leaky enough to still exchange air between the crawlspace and basement. I'd love to hear your thoughts on this scenario based on your experience. Are open joists to a conditioned basement enough to keep crawlspace humidity down year round? Even with a drop ceiling covering them? Is it better to leave the crawlspace vents open and seal the joists to the basement? Fully encapsulate with dehumidifier? The crawlspace is also under my daughter's room, so I'm also worried about any air quality issues this situation may cause. Thanks Michael!

The sure bet would be a total encapsulation with a water management system and a dehumidifier. Crawl spaces are best insulated with rigid foam insulation boards. Foam insulation is installed against crawl space foundation walls rather than between floor joists in the crawl space.

That's funny because here in north Carolina all the crawl space people say adding the vent is good and as an HVAC contractor I try to tell the people that's not how it works and isn't enough. There is a building science corp article on humidity control in crawls. There were like 6 options dehu was best but all the others where variations of supply and returns from the HVAC system and most involved transfer grills in the floor.
