You’re right most waterproofing of the foundation will not stop water in the crawl space, but what did stop my flooding was a two pipe deep French drain across the front of my house as my property is inclined towards my house, and was getting all of the rain flowing into my crawl space.

Sid, great comment! French drain systems are incredibly effective because, unlike typical surface drains, they collect water over the entire length of the drain as opposed to one dedicated area. The force of gravity helps to guide water along a reliably smooth path to a desired discharge point.

What if no flooding but high humidity/mold, and they suggest drain and waterproof black tar stuff on the outside instead of encapsulation?
