In Sum: 1. Don't buy a super cheap property. The why - repairs and bad tenants cost too much. I disagree because I know it's cheaper to fix a cheap property. Standards can be lower and materials cheaper. As for bad tenants, I'd rather have 2 mediocre tenants paying 2 lots of rent than put all my eggs in 1 basket hoping that my nicer property gets a good tenant. Some may even say that 2 tenants are less risky than 1, given 1 high earning tenant is often just a recession away from losing their job and then you having a headache with a non-paying tenant who just lost his job. People will always want cheap homes. Always. The idea that high end properties = high quality tenants is simply not true. A good tenant always pays the rent, so if you can get someone on benefits who pays direct and still be making a double digit yield on that guaranteed income, who's going to complain at that? I have half a dozen cheap tenants and I get almost no calls or trouble. But my friend with a high end property is constantly dealing with tenant churn and expensive repairs. She has to buy the highest quality appliances and everything must match. For me, I just pick up a working fridge, a working washing machine and other parts on the cheap, even second hand sometimes

There's also the EPC (energy efficiency). A to E is currently rentable (England) but rules could change, at fairly short notice. I'm thinking C as a minimum, 'coz having to jump from, say, E to B looks mighty expensive.

@@Unmasking_Viandalisme its not till 2025 (the exact date hasnt been confirmed) so you have a lot of time still and can factor it into your costs if buying now

@@TheMemeAsylum For now, I'll keep my powder somewhere EPC A-rated & keep gathering info. 'Buildings that do not need an EPC include: residential buildings intended to be used less than 4 months a year.'

@@Unmasking_Viandalisme i also belive that if the cost of getting your epc to a C is over 10k then there will be some leeway but dont take my word as gospal its been awhile since i looked into it

Hi, love the channel! You said at the end to never put down a deposit of more than 10% but does that only apply to residential mortgages? I've read most BTL mortgages require at least 25%?

Hey there, great question! You're absolutely right; BTL mortgages typically do require a higher deposit, often around 25% or even more. The 10% rule I mentioned refers to the deposit you put down before completion. In any property transaction, the norm is to pay 10% when you exchange (the point at which you're legally committed) and the rest when you complete - regardless of how much is coming from cash and how much from a lender. For off-plan, this is important because 10% is the maximum that can be protected by a warranty provider - which means you should get it back if the development takes too long or is never completed.
