I've read that simply walking around the area that interests you and looking for "for rent" signs may be a good idea. In looking up online apartment listings, something I am noticing is that there is somewhat of a "hollowing out of the middle" with those who advertise their apartments online; meaning that the online listings seem to consist of a few very nice and very expensive rentals that have very positive reviews and MANY listings that have very bad reviews (and I am not even looking up places with below average rental prices). It makes me think that for an average priced decent place that a landlord may not even need to advertise and good word of mouth gets around and if one walks through the area and sees the building that they can see the apartment right away and do their own "smell test". What do you think?

Yes I totally agree, and that is a really good tip that I forgot to mention! Walking around neighborhoods you’ll find apartments that are hidden gems, and you’ll get a really good feel if you like the neighbourhood

😂 good point! I’ve seen some crusty places that weren’t listed 🚩, but there are some apartments that are absolute gems and don’t get listed. Probably because people want to keep it a secret spot. My apartment wasn’t listed, I happened to stumble upon it when I went to see another listing in the same building and was shook when I saw it 😍

I advertise /let my London apartments below market value as a happy tenant makes a good tenant.. Also means I get more applicants & can chose the best references.. Never thought I was putting off potential good tenants by charging below market rent! 😲

Legally, the rent price is not "negotiable" in Québec. The price of rent is an annual increase (usually between 1% to 3,5%) established by the Régie du Logement du Québec. Hence, you can require that the prospective landlord show you the current lease with the rent price indicated. The landlord does require YOU provide references, credit history, etc., so it's just normal that the advertised rent price is in line with Régie du Logement guidelines. Furthermore, there is no deposit, nor any upfront money to be paid.

It was good, when I first arrived I focused a lot on getting a remote job/apartment so it made making friends a bit more difficult in the beginning. If you come with the intention of making friends of colour you’ll definitely find your people/community ☺️

Hi Nylah, nice video. One question regarding tenancy/lease durations which I have not seen addressed in videos: do any rental agencies even consider short-term leases (i.e. six months or less)? It seems that according to the Quebec renting code leases can theoretically be of any duration, even rolling month-month? I appreciate how it simply isn't in landlord/agency interest to rent for short periods, but just wondered what degree of flexibility is out there. Any information from anyone appreciated.

Some helpful info, thanks! I'm like you, I want/need a top floor space. I'm also sensitive to noise. Makes it difficult because most of the listings are not. Including many, many basement apartments : /

Yes I love some peace and relaxation haha and the top floor can be perfect for that. I also recommend trying to move into a building with almost no young adults/university students because they love to party, sometimes even 3 days straight in the week 😂. I’m happy the video was helpful! 😊

A lot of people in Quebec province (Montreal) convert their houses, duplexes, triplexes into rental apartments. The issues with the conversions after renovations are followed by cheap wall separations (paper walls) with out any sound isolation, bad plumbing, smaller living rooms, etc.. I mean, it's better to buy a condo (cheaper) rather than pay rent

From a local, downtown is gonna be expensive. You cant get by with 850 these days. Your best bet is the "Mcgill ghetto" which is a student hub. It's cool there.

It all depends on how many bedrooms/bathrooms you're looking for. I had a set price of $1000 to spend on rent, electricity, hot water, etc. per month. I put $900-$1200 on apartment website filters with negotiating the cost in mind. :)!

Thanks! Not at the moment, but I plan on getting a cat soon 🥰. I suggest using Facebook market place as your main resource, it seemed to have the best apartments that accepted pets, even before the “pet friendly tool” was applied. There’s a specific apartment building I can think of that would accept A 70 lb pup ( 33 Chem. de la Côte-Sainte-Catherine, Montréal, QC H2V 2A1). It’s in a great location and I’ve seen many people with big dogs living there. Pet friendly spaces are more apartment based then area based unfortunately. Hopefully my suggestions can help you find a place in Montréal with your puppy

The rental housing market in Montreal is so so expensive and horrible,any places renting now for under $1250 .00 have to many problems,from bad noise levels to smokers and pot next door,cockroachs,mold,landlords all charging high prices for dirty apartments,in the last 3 years had to move 3 times do to these problems,just horrible high rents in Montreal,so hard to find a good place to live in Montreal anymore.
