You got it backwards there 'need glory'...home values have only gone up in the last 5 years, 10 years, 20 years...pick any date in time and the house is worth more today!!! Do you own a home? If so, where and when did you buy it?

The home I live in now I locked in the purchase price in August of 2020 before construction, in Vancouver WA. The home was completed and I locked in a 2.625% interested rate in January of 2021🥳

That is correct. The majority of Phoenix metropolitan area is low to medium density communities meaning more car reliant. More space. More views. More one with Mother Nature.

Thank you Sheryl, another great review. I didn't care for the first two floor plans you showed, they seemed to be cramped. I like a real open look. When it comes to new build or old I'm not that picky if I like it I'll buy it.😊

I looked at Estrella Mountain Ranch in the Summer/Fall of 2020, but ended up buying in Queen Creek. I wanted an area with more trees than EMR had.

Good point!!!!!!! Trees verses mountain/desert views. I've always said that the west valley feels hotter because there is fewer trees. Peoria also just removed their grass from most of their parks.

I would rather have a view fence with desert/mountain views (with transmission power lines) than a backyard staring at another block wall/house. What's the big deal about powerlines?

I guess you are one of the people that don't mind it but to most, they are undesirable and will affect your resellability. As long as you know that going into it, you're good. The point of my video was actually to NOT buy a home with just fenced walls in this community OR the power towers.

@LivinginPhoenixArizona ah, gotcha. So.. would this make sense... most desirable is view fence with beautiful mountain/desert views. AVOID middle yards with no view or middle yards with no view AND power lines.

Too far for me. If you work in Phoenix, Mesa, Scottsdale, Tempe, etc... This is just too far unless you want to spend all of your free time driving.

Agreed. This would be ideal for someone specifically working in the North Phoenix, northwest valley or from home. You'd be surprised at how many people are willing to COMMUTE for a more desirable/affordable home. It's quite shocking to me personally!!!
