I can answer the finished/unfinished basement conundrum. Often times home buyers can’t afford to finish a basement or don’t want it built in to their mortgage so they opt to have it unfinished so that they can finish it on their own time and at their own cost. 9/10 never end up finishing it and come back years later to say we should’ve just had it done when we built the house. So moral of the story, finish your basements kids, you aren’t “handy” enough to do it yourself.
