If you're a small landlord on one to4 or 5 properties or small complex you have to raise the rent because the property taxes go up and so does the insurance there has to be maintenance like one of your water heater goes out

I'm a small landlord of a small, older apartment. I am fortunate to have good tenants. I raised my rents 3% instead of the 5% allowed by rent control. I did this to keep it reasonable. I rent 2 bedrooms (older)or less than what a luxury/new apartment. My 3% increase cover the increase in water, utilities, insurance, property tax. With that said, as a little guy, I am think I would like to get out of the business. I don't trust the rent control committee, or the city employees. Some of what I am seeing is down right dishonest. I have to waste my time with their bureaucracy correcting mistakes they made. The big outfits have people to deal with the city. If I do sell, I will sell to a big outfit who has the resources and lawyers to deal with the city and their rules.

The fancy apartment complexes have a lot of vacancies, but no desire to drop rent. If they're offering "4 weeks free" they're hard up for tenants. They overbuilt the luxury condos in MV, so they're just going to double down on it until the bank takes back their property. The city of MV is busy selling every parking lot to the highest bidder. It's saturated. Support small landlords. Or if you don't want to, try to get one of those luxury places on the cheap. Eventually they'll have to drop prices. 😂

They CAN’T lower rent. Because rent control exists. So they give you some months of free rent instead if they want to incentivize renters.

Median. The median apartment in Mountain View is a lot bigger than it is in SF. A lot of the rental units in MV were built before land got expensive. Before even Netscape became a thing in the 1990s. So when it becomes MORE desirable for Google employees to live in MV than it is to live criminally insane SF, rents will be higher.

Thank you again in this time of national crisis for building more luxury apartments- mainly built by some migrants like Mexicans probably who had to occupy lower income housing nearby- thereby reducing the amount available and raising the rents. That sure is helping us all!

“Buy” where you can afford. Renting is a waste of money. Drop monthly payments into something you will own after you pay for it.

Very obvious why. Mountain View has a ton of new construction rentals and RTO is real. Keep this in mind, average income for new hires for those companies are $120-$150k a year. They can EASILY afford this kind of rent. Be glad for high pay otherwise people wouldn't live there, and builders wouldn't keep building new construction rentals.
