For a place close to the ocean without the worst winter in the country in Canada, ya, I think NB is 1 of the last affordable places to live in a house. I just moved from BC in May and am now living in Moncton. I hope to buy a home in the next year or so and eventually move my mother over in the years to come. I have no roots here, but the chance at an affordable home with a much smaller mortgage makes it worth the risk. Great video, I appreciate all the stories you shared.

@@jacobbujold836 Great beaches near Moncton and we like the trails along the river, but my wife and I found the winters too intolerable and too long. We thought of getting a condo in Moncton, but it was not worth it for us, as the fees, property taxes, and utilities was just insanely too high especially for our income. My wife and I moved back to BC from NB., We choose to live in a more modest home in BC than live in a luxurious home in NB because we have more disposable income now for hobbies and travelling in BC. Even if we decided to live in a more modest home in NB, it still was too pricy for our liking, as we found groceries, utilities, and travelling to our favourite destinations from NB was just too expensive compared to BC and left us with much less disposable income. Born and raised in NB, but never was my cup of tea.

We read that book, and it changed our lives. We sold everything to move out to Saint john. We bought a duplex so it helps with some of the bills. Basically, we rent an apartment from ourselves to gain equity

I "beat the wave" of new comers. I was born here, and the family all moved west to Ontario. When I was in the market to buy a place in 2013, the only place I could afford in the GTA was Oshawa. I worked to save my 10% and the entry townhome that was 130K was now 200K. By 2016 it reached 400+K. I came out here in 2017 - and purchased my house and two plots of land on each side of my house for 98K total. 98K.... I was used to paying $1600 for Rent on a three bedroom in ON - and I decided I wasn't going to lower my payment amount, with deposit and payments - this house is paid for fully in 3 more years. Neighbors have been listing their place for 250+ now.

Great video! My grandparents were from Saint John. We visited for a family reunion last summer and have been thinking about it ever since. As KZbinrs ourselves, we value freedom tremendously. Very interested in the thoughts of anyone else who has made the move from BC, since the general reaction is always “you’ll regret that” when I suggest leaving Vancouver Island, which is where we are now.

We live In Nanaimo and its all I ever hear when I talk about moving. We went 2 weeks ago and its obviously not Vancouver island, but it was beautiful. Could totally do it for a better quality of life with my family compared to BC

Crazy that you mention that book. I'm reading it right now! Your philosophy on the rat race is really relevant and it seems you found an alternative to live and thrive in Canada, good for you. We moved here to Dalhousie NB last August. We bought our first home for $90k, ocean views. We then bought a second home for our daughter to rent from us $90k. Our daughter is a talented tattoo artist and recently opened up her own shop here, something she couldn't have afforded to do in Ontario.

We visited NB in August 2021 for the first time and fell in love. Closed on a house in October. We're still in Ontario as kids are almost done HS....hopefully one day we can move. We do visit every year though. Love NB

Jordan one thing I would like to add to your presentation: when you are shopping fora Mortgage, get a weekly accelerated Mortgage, you pays this weekly and for me this made owning more doable for me. I constantly doubled or tripled my payment as often as possible, this alowed me to retire the mortgage at the end of the second term.When I sold in Ontario, I move into a room at a coworkers house Paid $600 a month all in. I used Zoocasa to look for properties that were cheap all across Canada. The house I bought I found by chance by chance, vacant and for sale by owner.

I wish I had your wisdom and knowledge when I was your age. I did end up fairly well off but at a much later age. I think a house is a liability for many people….overbuying and being house poor. You’re talking about using your house as an asset…wise!I always appreciate your views even though they aren’t always exactly the same as mine.

Before 2020 purchasing a small house was the same cost as renting....so if you wanted to be a home owner it was a choice. You could get a 10 year old split level semi for 145k....to small? How about a 2 story with finished basement for 170. Very very afordable. Even for 2 people living on minimum wage. Now that same house is 350k. Super super cheep for someone moving from ON. But for locals, its to late. Many losts their chance, most had no idea that we had gift in the Canadian market!

Hey there, I found this video kind of late but I really enjoy the concept. I am 23 years old from Calgary, and just finishing up my undergraduate degree, and will hopefully be pursuing a Master's in Physical Therapy next year. The concept of becoming a homeowner in Calgary is becoming incredibly scary as prices increase exponentially year after year. My girlfriend and I continue to talk about how we might get priced out and how we may need to move elsewhere to build some equity before maybe moving back (truth be told, we love Calgary and being so close to the Rockies). Your vlogs about Saint John has really opened my eyes and I'm excited to watch some more videos and dream of what life might look like in a few years. I definitely think moving to NB while working full-time and paying off some student loans would be amazing, and if we fall in-love... May even become home-owners some day. I've heard NB healthcare is in demand too, not sure if that's the same for physical therapists but maybe that would help me out with finding work! Thank you again for the content, I look forward to watching more of your videos and learning more about NB!

Thanks for watching! Calgary is definitely booming. If it were me I would look to acquire a condo in a decent location and stay put. You guys are young and developing your careers. Taking care of a home can be a giant burden when you have other priorities (like focusing on school, self-dev, TRAVEL, travel, TRAVELLING). If you can get a 2 bedroom - rent out 1 bedroom to a friend or fellow student. This may sound crazy but it can instantly help liberate you financially.

I really appreciate the advice! Unfortunately, we are not really in a position to be looking to buy for at least the next three years which complicates our timeline. I may be moving away from Calgary to pursue my masters in Physical therapy but thereafter, depending on the housing market in Calgary at the time, I think this is a great idea. I am compelled by NB and NL due to the affordable housing, and being close to an ocean seems really cool. Ultimately, we want to find a place where we can start to build equity and set ourselves up for our future. Being in the East may not be a super long-term situation, but would allow us to become homeowners, build equity, and potentially pay off a house relatively quickly which would then maybe allow us to move back to Calgary someday. Either way, we are currently talking about a lot of "what ifs" and who knows what the future will hold. We've got at least two years of me being away for school, and then probably a year renting somewhere (maybe in NB or NL) to determine where we want to try and become home owners. I really appreciate your honesty and I am excited to continue to research places in the maritimes and dream of what my girlfriend and my future may hold all the way across Canada. @@atribecalledowens

You can still find a condo for 225K in Calgary or town homes for 300KThe only thing is that the fees are like 500 per month. But townhome fees are much cheaper. Lots of town homes along McLeod Trail and the older communities. Much better looking than the new cookie cutter communities.

I moved to new brunswick just b4 the crunch. I own two homes side by side mortgage free with over 8 acres of beautiful open fields. The first house we've got less than 70k in the second house we've got less than 50k in. Our property asset value is well over 500k now, that's how you build wealth!

I value what you said. You value freedom and don’t believe being a slave to any job. Perfect way to think and live by. Working paycheck to paycheck is horrible. As a local New Brunswicker I missed out on ever being about to buy a house by one year. The houses that should have been selling for 30k started selling for 50k then 75k even 100k. Oh well happy for all the people that fucked it up for the locals.

Most people coming are only trying to make a better life for themselves and their families. You would do the same. It would be wise to learn a skill which brings value to people/society and become as good at it as possible. You won't have to worry about not affording anything if you do this.

I feel this from the West Coast. I'm born and raised in Vancouver, couldn't afford our hometown, felt like we were always suffocating. Moved to the Island. Covid happened. Now everyone is here from Vancouver, lol. Our house has near doubled in 5 years. Hubby has job offering in NB that will literally change our lives. Just trying to make a decent life for our family and its so hard these days!! We would have lived here forever otherwise :(

I've lived in NB all my life and the last few years things have changed a lot in reguards to housing. It's no longer affordable . Maybe to people coming from the bigger, richer provinces, but here in NB, it's not affordable. That first house you looked at, in Garnett Settlement, 5 years ago, maybe even just 3 years ago, it would have been half that price, especially being such a small 2 bedroom house. People here can't afford it and those that can are being outbid before they even have a chance. We sold my aunts house a few months ago to a girl who had been outbid on 5 different houses, she was using the same realtor we were so they mentioned it to my dad. My dad felt sorry for her and gave it to her at asking price, it technically didn't even make it to market, but if he had decided to list it properly, he probably could have gotten double. A boy in my daughter's class ended up moving away from our town, they needed a bigger house, theirs sold so fast and they couldn't get another because the prices skyrocketed at the same time (this was 2 years ago), so they had to leave the community to afford one the size they needed. I do agree that the roommate thing is a good idea. I rented a room when i was in my 20s from a guy younger than me. He owned a huge house Uptown and rented out 5 of the 6 bedrooms plus the den! It's an enterprising idea and a good way to get ahead in life!

Ya I hear you - NB is feeling the effects of a housing issue that has been creeping across the country for a couple decades now. We ourselves had to leave the province we grew up in for greener pastures. Respect to your father though for giving up what I'm assuming is at least a couple hundred thousand dollars out of principle! To be honest I'm not sure I would do the same. I would have put that money towards property for my kids.

I offer this comment as a point of deeper reflection. What is the meaning of the French words mort and gage, and what if mortgages didn't exist (and i.e., people could only buy houses with cash). Would the housing prices be the same? What would our world look like without mortgages? I won't ask who benefits the most from mortgages but part of the housing crisis has to do with the fuel that's created it. On this note, I would love to hear your thoughts about creating true financial independence in a future vlog.

It is a sad state of affairs to see the prices go us so fast pricing so many out of the market and have very little options unlike those from richer provinces. My wife and I could have easily paid 100K more than asking on a few houses in NB, but we just didn't want to be part of the problem.

A good friend left Alberta and moved to New Brunswick (same job, pay and company) 16 months later she’s moving back, says New Brunswick cost $300/month more to live 🤷🏻‍♂️ fuel, taxes, insurance etc. food 😳 a jar of honey is double compared to Ontario

Brings to mind we know a couple that lived in Fredericton and in 2021 they paid 925 a month for rent, at the end of 2022 got a notice of an increase to 1875 effective in the spring and that didn’t include the NB energy bill. They had a family income of about 70K. They moved to BC and now they’ll be making just over 140K this year and more in the next two years. She’s a Skytrain Attendant and he’s in transit security. They pay 1800 a month for a new unit and have rental protection, as the province has annual rent caps. They sent me some pics of it and their trip in the small U-Haul. They are young and overwhelmed and haven’t stopped going on about cheap groceries, their company benefits, the money they are banking, and the EV they ordered. They remind me of my youth and the prospect of a new promising life. We are happy for them, as they were in a dead end job in NB and were somewhat hayseeds that now are getting to experience a life they could never have imagined in NB considering their education. They somewhat miss family at times, but I told them not to fret over it, as they can afford to travel more and have more vacation time plus they could easily save for a nice down payment for a house in NB if they ever decided to go back.

Just moved to Saint John from BC with my husband and we love it here. We got a little house on the west side, it needs a bit of work but it's ours and we're not going to be constantly worried about rent hikes or renovation again.

Great video! My wife and I made the big move to NB in 2017. We had been living just outside of Edmonton for 5 years and decided we had enough of Alberta. I'm originally from BC, and we looked at some options there but the costs were truly ridiculous. We had only been to NB once on a short trip before we packed up everything and came out here. We were able to get a lovely 4 bedroom house in a great neighborhood in Riverview for $128,000. Where else in Canada can you get that?! I know that prices are significantly higher now in NB than when we arrived, but I still think that NB is one of the most underrated places in Canada to live and we are very thankful to be here. Now if we could only get a provincial government that actually invests in the infrastructure NB desperately needs we'd all be set..

And what's funny to us is that once we got here we knew there was going to be a wave of 'westerners' heading this way after us because it's quite amazing here, but no one believed us! I told my friends back in BC how much we paid for our house here and they were shocked! But then they'd say "yeah, but who would want to live in New Brunswick?" Contrary to popular belief, New Brunswick is actually pretty sweet! Glad that you're here spreading the word of NB! Much respect!

@@rps1689 BC is indeed amazing and I do miss it but realistically my family just wouldn't be able to afford what we have here in NB in BC. It blows my mind that the average house price in a place like Kamloops (where I grew up) is over $600,000 now!

@@bryanddd I hear ya. Insane cost for a house in BC. We had a place in BC, and sold it for 4 times what we paid for it, which enabled us to retire early. For us as retirees, BC is much more affordable for us than NB. We now have much more disposable income and much better access to healthcare plus the convenience of better options for flights. But we don't have a mortgage. Also some better government benefits and perks for us in BC. I was surprised my car insurance in BC was about the same as in NB, but I have a great driver's abstract; knock on wood. I can never get enough of the Gulf Islands, mountains, and valleys in BC. Make sure you travel around the Maritimes. Have you been to Joggins Fossil Cliffs yet? If you miss the forests of BC, especially old growth, I highly recommend hiking in the remnant forests of NS near Cape Breton; inland from Fishermans Harbour, and in Southern NS near south area of Handsled Lake. That is the closest you will get in the Maritimes to seeing a real forest.

Here on the North Shore in New Brunswick houses are cheaper, it's only 50 mins to Bathurst and 15 to Campbellton that has Walmart, Canadian Tire, etc.

The problem is affordable provinces like New Brunswick have few decent paying jobs and Ontario that has most of the good jobs is not affordable. So many Canadians are stuck. But you do have a point. To afford anything you need to leave Ontario and BC.

Ya I think it comes down to having specialized skills. Non-skilled jobs are difficult to find because most people are fighting for those. Someone in the trades will have work wherever they go. Likewise with jobs in tech ie: programmers, developers, etc. If you provide value to others with your skills there will always be opportunity.

It is a conundrum. What I have found talking to many younger folk in NB in the last 3 years was many youth are not moving away because they feel trapped by unwanted commitments or just can't afford to live in the nicer places that cost more to rent or purchase like that of Moncton and Fredericton not to mention other nicer places in other provinces. They were thinking of moving or moved because they realized their proportion of renter household income spent on rent and utilities was much higher in NB than some equivalent size places in BC and Ontario where there are better jobs with higher pay. Of course these were folk that could have easily entered the house market before covid and now can't afford the prices folk are willing to pay for houses in NB that came from richer provinces that have cashed in. I know a couple from PEI that moved to BC and now make a family income of 160K from being transit operators. Unheard of in the Maritimes. Mind you they could afford a house in BC, but it would be a dump so they bought a very nice townhouse with a decent view instead. In time, if they ever decided to move back to the Martitimes after selling their place when it is paid off, they would probably have enough to buy a house in PEI. Not bad considering they only have a high school education and have great benefits and look forward to a guaranteed pre paid defined generous pension that is protected legislatively.

Hi, my partner and I are thinking to move from Toronto to New Brunswick, Saint John, Fredericton or Moncton. Which city do you think is easier to adapt, in terms of job opportunities, housing affordability and convenience. ( we are not thinking go to party and shop everyday, just normal grocery, going out in winter, how fast will city shovel those kind of things, and schools for kids in the future). We really not sure is it a good idea to move to New Brunswick, in terms of job opportunities and healthcare and weather, we never been there before …. It will be great if you can share some insight:)

Healthcare is terrible in all places across Canada. But it's especially bad in NB. SJ, Fredericton, Moncton are the places that are most adaptable - but keep in mind it's a different province on the other side of the country. It is much different in many regards and your life will not look exactly the same as what you're used to now. If you are an adaptable person and are up for a little adventure and get excited by change and the unknown you will thrive.

Here in Europe, this has been happening for decades. British sell their homes and move to Spain, Portugal, Greece or Cyprus and buy newer, larger properties for less than the money they sold their UK house for. This is now happening much more often with people from all over northern Europe. Earlier today I was having coffee with my Manchester friend Jason and I recommended these videos to him. He and his girlfriend, 50 and 48, have just retired, regardless of not having significant savings. He owns a townhouse and she owns a one bedroom apartment, both here in Cyprus. They've rented his house out for €1,000 a month and her apartment for €550. They've moved into a rural village house, where they're paying €450 rent. They are farming the land (3,000 sqm), raising chickens and rabbits and have solar panels for electricity. They're living comfortably on €1,000 and at 65, their pensions will kick in too. I believe this way of escaping the rat race will continue to grow in popularity world wide.

NB’s corrupt relationship with Irving was Canada’s first trailblazer for supply-side economics. It brought corporate welfare to a higher level in NB and reduced competitive advantage even more. A monopolistic oufit's wet dream. Unfortunate this relationship has given NB the title of Canada's only company province.

I love how Being "smart with money" in Canada equates to jack/expose Relative costs/taxes on province to province. People that are moving to NB after making 2-5x more off whatever shell of a house they started off with out west. You think NB'ers think to themselves "Good for you"? The answer is simply no, and in Dieppe, they think in french not english.

@@atribecalledowens Brings to mind a couple we knew in Fredericton that had to move because their jobs couldn't sustain the almost double the increase of their rent. As you know there is no annual rent caps in NB. They ended up leaving the province for a similar job with translink and got a nice apt in a real nice sought after neighbour for less what they paid in Fredericton and no longer have to worry about insane rent increases, as they live in non condo rental only complex that are like all rentals, subject to an annual rent cap. Mind you the unit is about 25 percent smaller than what they had, but it includes heat and water and pay about 60 every two months for hydro. They swear the cost of living for them is now lower than it was in NB.

Good question. I doubt you would stay poor forever if you left NB; you can never know where life will take you. For my wife and I, we choose to live in a more modest home in BC than live in a luxurious home in NB because we have more disposable income now for hobbies and travelling in BC. Even if we decided to live in a more modest home in NB, it still was too pricy for our liking, as we found groceries, utilities, and travelling from NB just too expensive compared to BC and left us with much less disposable income.

@@atribecalledowens It is a good trade if you have a mortgage and plan on staying in your home for years. We have no mortgage and our cost of living has decreased by about 1K a month here in BC and have gained more in quality of life. If one has a home paid for in BC, you will have more disposable income than that of having a home paid for in NB. We still shop at the same grocery store we did in NB here in BC, and our monthly grocery bill is about 300 less a month. Our utilities are about a third of what we paid in NB, and we get more generous benefits and much better access to primary healthcare to boot.

@@atribecalledowens I forgot to mention that even though our cost of living being decreased by 1K a month may not sound like a lot, it is a lot for us; adds up and goes far. Also having a car we know will easily last 15 to 20 years adds up. I have owned two cars while living in BC; one I kept for 16 years and the other for 22 and both didn’t have a spot of rust on them. I got rid of them because it was hard to find parts for them. We also save a lot of money travelling to our favourite destinations in Europe, as it costed us more to fly to Europe from NB than it does in BC.

@@rps1689 it sounds like your situation is great in BC and good for you guys. But for a young family it's not even close to within reach without working around the clock to cover the mortgage...if you even get approved for one. In NB you can buy a home for under $200K. Your grocery bill 'may' increase by a few dollars but it's either live with that or spend your life in the rat-race. Easy choice for me!

I don't know him personally so I won't comment. I see your point though, but if applied to other areas it falls apart. Why not have one pair of shoes? People in other parts of the world don't have any. Can't we just be happy with one? The scale of 'what is enough' is extremely relative. Each person will say something different and nobody is wrong.

To an extent the tenant is getting shafted in a way (under the current tax regime and especially in NB, which has no annual rent caps) considering many landlords can bring their overall tax rate down lower than a renter with the same income with deductible expenses. I used to pay less tax on each dollar I earn than that of my tenant. Also a nice perk a landlord gets is if they sell the their property, only half of the capital gains are subject to tax. The irony is landlords in NB want to charge what the market will bear in a so called “free market” yet want NB to maintain a rigged system and tax regimes that has little resemblance of competition and capitalism that favours them over the tenant.

@@pascalinev.6349 Unfortunately, there are no lack of folk in NB now that can't afford renting what they used to rent, as people from the richer provinces were willing to pay much more than the locals; i.e., could afford larger mortgages to upgrade hence want more for rent. Also those willing to pay much more for rent priced people out of the rental market that could easily afford it three years ago. NB having no annual rent caps has exacerbated the situation. Those that have been priced out of the house and rental market in NB, do don't have the options like those that came from richer provinces to go elsewhere more "affordable". The irony is, those that came with money willing to pay more, just created the same situation to a great extent as they were "escaping" from.

I see your point but don't think it is a moral argument. If looked at as a business transaction it is no different than any other service or good exchanged for money. Renting a space out for less than the mortgage payment is not possible for the landlord as they are responsible for maintenance and repairs, property tax, insurance, replacing windows and the roof, replacing broken appliances, etc. The list never ends. The landlord bears responsibility for these things as part of the agreement and these things cost money.

@@atribecalledowens A smart landlord, like a business person should always have a contingency plan for capital disruption and maintenance. One that just jumps into renting our their property not doing this is on the border of being folly. Landlords can deduct uncollectible rent from their gross rental income plus any damage to the unit as long as the damage doesn’t exceed the security deposit and in NB we know it is a month's pay. Also If your rental loss is more than your income from other sources, your loss is considered a Non-Capital Loss and can be carried back or forward to reduce your tax bill in previous years. Also a landlord can deduct the cost of labour and materials for any minor repairs or maintenance done to property plus can deduct the insurance premiums paid for rental insurance. It becomes a moral argument when NB landlords want to charge what the market will bear in a so called “free market” yet want NB to maintain a rigged system and tax regimes that has little resemblance of competition and capitalism that favours them over the tenant. NB has the worst tenant rights in the country and unfortunately too many landlords without mortgages and mortgages take advantage of it. Plus a landlord can easily mitigate the cost you mentioned if he or she ever wants to sell, as only half the capital gains are subject to tax. No wonder NB attracts so many slum lords.
