We've got tons of new families moving into Crawford County over the past several years. Most of them are homeschoolers from California and they are very happy to call Arkansas their new home!! NW Arkansas is getting overcrowded now. It's an inevitable vicious cycle. People feel places that are overcrowded, overpriced and high crime and traffic, only to move somewhere else and create the same thing all over again.

I am really looking forward to your future videos on Little Rock and its surroundings. I am retired and live in SW Florida. My daughter and her family moved to Little Rock a year ago and I have considered moving there too, to be closer to my grandchildren but so far I haven't found an area that suits me. Little Rock is too big and busy for me. I'm on the look out for an area that is much less busy and offers more of a country feel, but is less than 30 minutes from where they live in Northwest Little Rock. (Cantrell Rd. - Taylor Loop Rd vacinity). I'll be watching! Thanks for making these videos!

Hi Nicole, Here's a topic I don't hear real estate youtubers talking about. Maybe you could make a video on this topic if possible. Say your a FTHB and want to move from NJ to GA. Which income does the lender prefer to see?? Income (paystubs, w2) from NJ or GA? Also what if you don't have any GA income yet can you use your NJ income information to buy a house in GA or you have to have proof of income from GA to get a house in GA. No one touches on this topic and it's vitally important to know when it comes to leaving one state and permanently moving to another state. Thank you in advance

I'm a born and raised Arkansan and I've worked in a whole lot of states here in the USA and I haven't found any other state that I would consider moving to . Sure there's bad places in our state just like all of the other states . You just have to research where you might want to live and by all means visit Arkansas and spend a few days driving around and explore our great state . When I was working for Union Pacific Railroad and working in different states I worked in some really bad areas as is normal for railroads . When looking at homes or neighborhoods be sure to also look in the afternoons and at night as that's when kid's will be out of school and working folks are home . Northwest Arkansas is WALMART headquarters and they have moved a whole lot of employees to the area and that has really raised the price of homes and a lot of new construction has made the home prices jump a lot . I live in Sherwood , just across the Arkansas river from Little Rock and next to North Little Rock and we're about 7 miles from Little Rock Air Force Base . LRAFB is the largest C-130 cargo plane base in the United States . Why don't y'all just come on and visit Arkansas and see if it's to your liking .

ya, lived in NW AR (near eureka springs) for about a year nearly 20 years ago. Remember thinking back then how long will it be when other people will discover AR. One of the most gorgeous places I've seen. However, winter is quite brutal, with high humidity+cold.

What she said - plus, if you love tennis, Little Rock has courts everywhere. The Little Rock Athletic Club is probably one of the best indoor tennis (and gym) facility in the country. I lived there for 8 years and played more tennis than when I did living 10 years in Palo Alto, CA

You need to please come to small town Arkansas, Bradford or any town. Still, please stop by the local cafe or quick stop anywhere the elders (Old timers) are sitting around talking local or national, politics. this is the heart of Arkansas, it is not Littlerock and not any city over 10,000 people because the voice gets lost in the noise. thank you for looking at this!

People in small towns aren't friendly and won't care to know you. You may think you'll live in this sweet apple pie little town, but you won't be spoken to. I invited my kid's entire class to a birthday party at a park, and only one kid showed up. The mom of the one kid was also an outsider and figured they would be the only family to show up because that's how the town is. My kid said a lot of her classmates were excited to go when they got the invite, but their parents wouldn't take them.

Having just been to Bentonville last weekend and prior to that was 2020 and 2018, the "slow placed lifestyle" is going to be temporary. We were SHOCKED by how much things have changed in just 3 years. Property values through the roof. Our AirBNB had increased in value over $700,000 in just 4 years. $150,000 to almost $900,000. And all the new construction and commercial development. All the people and business flooding to Bentonville has essentially ruined what made it special. I am looking to retire early soon and spend my days cycling. I'm now looking at Bella Vista or Fayetteville but I'm worried the same thing will happen there.

The Bentonville Boom is real! It is rapidly changing and most everyone I talk to feels similarly to you. It will be interesting to see how it all plays out. In my opinion, its only a matter of time before the flood of developments takes over NWA as a whole. This isn't necessarily all bad, but does have some downsides that need to be considered. I'm down in Little Rock now because I wanted a slower pace but am happy to answer any additional questions you may have about either metro!

Isn't it true though that Little Rock is the most dangerous city between 200K and 300K in population? There is a reason why downtown condos are cheap while HOA fees are high. Lots of maintenance resulting from vandalism.

That’s not what I’m experiencing and I live in downtown Little Rock. 🤷🏻♀️I think that it important to visit anywhere you are considering to check out the area before moving! Little Rock may be great for some, and not the right fit for others. Really the only way to know for sure is through visiting!

CHEROKEE VILLAGE, I BELIEVE, HAS BY FAR THE CHEAPEST REAL ESTATE IN THE COUNTRY AND ITS A NICE PLACE WITH LAKES, GOLF COARSES ETC. No hate but I grew up in Arkansas. Leave as soon as you can. The poverty, access to clean water and a good education is nearly impossible to find, they just legalized child labor and very little opportunity. It's pretty much dead last in every category and losing ground which is really quite an accomplishment. The solution is to start to elect people who actually care and not line their pockets like the governor but that's generations away from happening. Drive through or fly over if you can. It's a pit of despair and the residents like it that way. 😞

From an Arkansan born and raised, I left Arkansas as a home in 1988, best decision I ever made. If one really insists on moving there, I would stick to the northern portion, or the western portion. As to crime, the worst does seem to be in Little Rock and Pine Bluff, mostly black-on black, just be careful not to catch a stray round. Arkansas is perhaps a good place to visit, but for a home, one can do better, no need to settle for less.

My acreage has its own natural spring and great growing season. Cost of living is cheap. Where I am is not very diverse and has the low crime rate to match. I'm happy to be last in my debt free self-sufficient home, in a great community.
