Appraisers are so inconsistent! We listed our home for 319k, accepted an offer for 350k. Appraisal came in at 330k.... That buyer fell through. Got a new buyer at 365k. The exact same appraiser came out 2 weeks later and put it at 350k 🤨

Probably because within that 2 weeks there was another sale that supported a different/ higher value.

@@ambersmith8827 yeah she said one of the comps were pending the first time and it had closed. But its still silly because it was listed on both. I mean it ended up being good for us since our new buyer offered more and signed an appraisal waiver but it was crazy.

@@chelseaison7731 since it closed it completely validates it, when it’s under contract it’s given less weight because the contract can fall through or change $ due to so many factors.

My boyfriend and I are currently putting offers in and trying to get our first home! So I feel like I’m right there with ya. I’ll try to remember some of these tips and tricks because I am an extremely organized person and packing definitely does get quiiiiite overwhelming! Lol 💕

They want to move to Florida because it's easier/cheaper to raise a family there compared to Hawaii, plus Sawyer's family lives there too as well as his childhood friends.
