The govt should have a figure of proper job losses and not count deliveroo type of jobs in to reduce the unemployment figures. The job postings on job site is 75% lesser than 2022.

I don’t disagree with Charlie’s advice, however if you’re buying a property you have to accept negotiating is part of the process. Crazy not to offer lower than your max price because it may get accepted. If your lowball offer is rejected and you end up at your walk-away price, you have lost nothing.

I would massively support all aspects of Charlie's preparation advice. Mortgage in place as support by a trusted broker, a competent solicitor, plenty of viewings so that you know your market and written negotiation so that you can't be intimidated. As a seller a pack of searches and disclosures may help the speed of the process massively. However, I don't think that the buyer or the seller should lay down and surrender to the other party. Negotiation is a matter of judgement and you have the right to be wrong because it's your money. It's not fatal. You are allowed to pause and come back.

Why don't agents put offers forward? Put offer forward on property, agent won't put it forward. Seller said to be desperate to move. They purchased it in 2012 £222,500 They listed it for sale in Sept 2022 for £375k Reduced 4 times by 50k Had gone under offer but buyer pulled out.

They are legally required to put the offer forward. Make it in writing, ask for an acknowledgement and confirmation it’s been sent to the seller. If in doubt, drop letter through sellers mailbox. If agent lied, report them to the property ombudsman

Right the offer down on a piece of paper, explain that the agent is refusing to put it forward and stick it through their letter box

every agent I've talked to lies or doesn't answer. it's frustrating. even legally binding stuff like asking if the property has flooding or other known issues. they refuse to divulge the information. I'd rather know before i make the offer thsn find out after doing a survey and wasting money. but they always hoping buyer will do a sunken cost fallacy and go through with the purchase. its such a dirty manipulative trick.

What if as a buyer one puts a property on to the market way under valuation as to get an excited buzz as the price is so good, yet then one is left with everyone giving a first and final offer that is way under the asking price making the offers an absolute royal piss take which in turn prices the seller out of the market in being able to afford somewhere to buy for him/herself? And don't get me started on over valuing by agents and sellers giving the final go ahead for what they WANT when others like me are having an honest agent revalue their home which sees the bottom falling out of it.... That is how I have been priced out of the market. Stalemate!

Re your first paragraph, I hear you because as a seller Charlie says start low, you are not obliged to sell. So it’s like if the asking price was that and I go a bit under it becomes as if to look like a double pss take for the seller as they’re hoping to haggle up and you’ve just final offered below the asking price which isn’t the true asking price. Is that what you’re getting at? Regarding statement two unfortunately I think we live in a country whereby for whatever reason, governments, Globalisation, you name it, there’s just way too much money floating about for the rich and we are the poor so even if you go down the route you’re talking about, there’s always some investor out there in this country with enough access to funds to out price the likes of you and I….and that’s also why the market is so fkd. The question is, do we stay in this game or do we, some how find another way to flourish ie. Move countries, uproot our connections, family etc or is it so out of reach that we are stuck in this perpetual cycle of disappointment, never truly being capable of realising our potential…the same potential we’ve seen in generations (parents) before our very own eyes? Thoughts?

So say a couple of like for like properties in my area came onto the land registry at a sale price of £300k and I listed at £250k to take into the account the time lag and a falling market but also to be competitive in the hear and now market someone could come along and offer £200k.... So down like 33.3% in 9 months, whilst elsewhere listing prices are staying the same or going up. As for everything else you said, everything is the same across the world. We are all enslaved in a fictitious debt system. Imagine, if a government wanted to erase its debt they why not print enough money to do so, they have the printing machines? That is because fiat money is worthLESS as it is backed by sweet FA (it used to be backed by Gold or Silver). It is not even money anyway, paper 'money' is a promissory note (I promise to pay the bearer on demand the sum of....) The only way the world can change is if we the people of the world do not recognise governments as a government and we all self govern (true meaning of anarchy) and live a life by common law instead of maritime law and take back our power. I have tried to tell loved ones about this, but they want to be sick and poor. Riiiiiight, so you want to have a crap life do you? FFS, lol. The life we lead today is not even real, it is all an illusion, including voting which in itself is giving away power of attorney. The more I learn the more crazy I sound, I know, ha. Anyway, all I want to do is move for health purposes, but I cannot do that now can if in the space of two years my property goes down 50% and anything I might be interested in goes up 5% (listing 'over'value). It is all so futile. It is a good job these agents are not bakers, they'd be wanting to charge £1000 for a pasty and £50 for a 3 tiered wedding cake, LOL. There is a huge imbalance in the market now. Oh well, it is what it is.

Anything is only worth what someone is prepared to pay for it NOT what you n[or an agent 'thinks' its worth]..if its something that is rare and desirable it will command a higher price due to the increased interest, if it's average then this will also be reflected in the market interest and so price...perhaps the issue here is that the seller has an average house to sell but wants to buy an above average house to move into?!

I would say my home is a little above average due to the location, lovely westerly views, great size, and the vast amount of natural light that it gives (high up with huge windows). If it was not for my health issues I would stay as I do love it here. I am not looking for anything beyond my means. Although what I could afford several months ago I now cannot due to fellow vendors not shifting and clearly being completely friggen clueless as to how the economy is. If this carries on then give it another year and my home will have reduced by 80% and others by 5% tops, or not at all, or even in some cases I am seeing increasing in price. Then I can no longer compete in the market, can I. It is what it is, nothing I can do about it. I am about to relist £25k-£40k under what the most recent valuation that has been given as per my instruction. In the hands of the universe now.

Can someone, Charlie? Help me with this, we are looking to move home what I’m noticing is ground floor rooms being randomly, made/called ‘bedrooms’. Making what I identify as a 3 bed house being made a four bed house. Am I correct in thinking that an additional bedroom increases the value by 15%? How would I bid on that house where I think it’s not a four bed house but a 3 bed house.

@Alfredo-jf7md good point, I’m not sure if the loss of a downstairs study, say, trumps an additional bedroom, I just don’t know. How it affects what would be a true value. Or is all that irrelevant if we want the house, maybe just go with my instincts??

The 'clue' is in the wording ****room if the 3bed has four rooms, and the 4bed has four rooms, then bar the room in the former being an extra kitchen, ensuite/bathroom or converted garage then the two houses are the same, so commandeer the same price.@@paulp1802

What do you make of this email i had from EA? A house due to come on the market next week similar one we put an offer on, I was asked to meet the seller half way with my offer a couple of weeks ago but, I stood my ground and wasn't going above my maximum comfortable offer. Anyone want to throw their thoughts forward I’m sure we’ll get more information next week but I just wanted to check what kind of figure you were able (and are happy) to go up to. Of course, I know it depends on the property, but I thought I’d just get a ballpark from you as I know your previous offers have been at £350,000. This one, I believe will be coming on for a fair bit higher than that, so I don’t want to waste your time with it if it is completely out of the question. I hope you have a lovely weekend. Not sure why you would be laughed at just for being a female. That doesn't make much sense - unless you said something silly or inappropriate ? If you can talk the talk and can illustrate your competence on the topic at hand (male, female, young or old) - you will be taken seriously in this industry.

Excellent video Charlie. This is where you really add value to HOME buyers So much better than your videos trying to validate your "expectation" of 35% Nominal house price falls which may be good for clicks but do not help the HOME buyer at all.
