You need 3 things:
1. Preparation. (Luck favours the prepared).
2. Luck (for the things you can't control)
3. Patience. (being in a hurry always costs more money)

2. Try everything to avoid conflict (negotiation).
3. If conflict (negotiation) is unavoidable, strike first. (walk away).

One of the most annoying things i've encountered when viewing a property is when the EA is showing, you ask a question and they trot out that line "oh I didn't know I just show the properties". What use are they then?

FTB and I’ll be honest before finding Charlie I read a few books on how to find a deal. The key thing for me was 15:10 did so many viewings in 4 months. Got an average price and size of property that led to us snatching a deal as we knew what we had it down as worth. Also we stopped telling estate agents whether we loved the property. Seems obvious now but it was an easy mistake to do.

I called to schedule a viewing, guess what, the agent told me that he’d only schedule a viewing for me if my budget is only the asking.

Terrible agent. But the answer to that is “I won’t know if it’s worth it’s asking price to me until I see it.”

Hi, As the offer is presented via the agent, how much influence does the agent have over the sellers' decision - as the agent also has skin in the game?

Agents mostly want a done deal, so a well presented offer is always likely to be recommended

I asked the estate agent what is the total size of the property in square feet and the answer was: it’s a solicitor job to find that out? Second question can i see the garage: the answer was: no I don’t have the key. The third question was do you have photos of this garage? She said no we don’t take photos of the garage. 😅

Can you offer on more than one property in one go? If you get several acceptances choose the best one. Then tell the others no deal.

Only if you have accepted an offer on your property from a highly proceedable (no chain) buyer and the transaction is well underway.
